out. However, you just need to provide the proof the portion of the cash
that you want to get out. This is the anti wash money rule. Usually the
money is required to be held in a US based bank for at least 3 months. The
previous history is not required.
The lease income can't be the proof of income since it is the future income.
You need to 2 years history proved income from IRS tax return.
The US underwriting policy are all programmed and super stupid. No one has
interest to help you except some local small banks with super high interest
like 10%.

My broker told me he can do a 50 ltv purchase investment or a recoup cash
from a purchase tech refi within 90 days of the all cash purchase and give
them 50 % cash out, min loan amount is 300k. Max ltv is 50, they can close
in LLC, Trust, Sub S Corp or Corporation as long as it’s a US entity.
Is the guideline you provided for individual investors, not US entity? Or
maybe the lender has more stricted rule for their protection?

p******y 发帖数: 3523 | 23 没合适的身份和收入证明,rental income也得报过税才作数呢。一般rental income的
作用就是抵消掉一部分债务,还没碰到过强劲到可以代替其他income来贷款的地步。
不过,如果单凭房产抵押作为贷款考量,不考虑客人的收入和其他资产等,估计rate会
相当高,可能在10%左右。 |
