不好地方是只有一个bath (county record是2个, 不知道怎么回事)
condition尚可, 两面贴砖, 税是$2500/yr
学区7/8/7, 房子那条街是老模为主, 不过周围在建新房子
现在卖94K, 租金$800/month, 据说以前都是$900
这个$800是为了不空置便宜找的房客, zillow rent estimate是$1100
我算了下, 25% downpayment(23.5K)的PITI大概是$570
租金$800的话感觉没有什么赚头啊

roof pretty new (2yr old) some water leak marks in the ceiling, seems the
roof was changed because of that
AC seems not old
water heater seems old and need replace in few years
otherwise ok condition

how much the rent you think is worth to buy?
current tenant wants to stay ($800/m), not sure if we should increase the
rent for her or find someone else for (possible) higher rent....

if the current one wants to stay with current rent, it may means that the
local rent is moving or has been moved up and you may be able to get more.
on the other hand, if you keep him/her stay, you will have 0 vacancy which
will save you money. the key is not really about how much you can get, but
how less you will be troubled or bothered.

to generate $1,000/month, which is a 10% return of your investment. Yours is
pretty close. However, I will not buy anything on a street full of that
kind.
