Roof:
1.plumbing vents: Copper, PVC: The flashing boot around the rear upper
plumbing vent stack is deteriorating and should be replaced
2.Downspouts:Galvanized:Leaking, Recommend a qualified gutter installation
professional to evaluate and estimate repair/replacement cost
3.Leader/Extension:Aluminum, buried:Clogged,water source for wet crawl space
4.East Chimney/Chimney Flashing:Aluminum:flashing needs maintenance -
missing head flashing
Crawl Space:
5. East Crawl Space Moisture Penetration: Ground water penetration evident:
Ensure a proper exterior grade with 1 inch of fall per foot over 4-6 feet
and control roof water run-off by having functional gutter system with
downspouts and leader extensions that direct water away from the foundation.
I recommend monitoring the crawl space grade, and gutters during a heavy
rainfall. In some cases, an interior of foundation may need to be installed
to control water infiltration in the crawl space. |
