半夜醒来趴这里发问求拍求提醒。
1. 要请lawyer 么？还是跟tile company 合作就好？用seller找的tile company 么还
是要自己找？
2. seller 自己5年前找朋友装修的地下室，据说没有county的permit，会不会有问题？
3. water heater 安装也没有county的permit，seller的inspection上说“The water
heater appears to have been installed without obtaining proper permits, but
the installation does appear to be done within the municipal guidelines
other than the lack of a formal inspection." 有问题么？
4. 签purchase agreement的时候有什么特别需要注意的地方？

一下，不过只要code什么的都合乎规格，大概可以申请下来

It is recommended that you hire an attorney. In NJ, its about $900. Title
company can only take care of the title issue and maybe the closing, but not
other issues like negotiation according to the contract. You can use seller
's title and you can you use your own title.

In, NJ, this may cause problem. That is why you need to have an attorney.
Ask township and the attorney before you spend money on the home inspection.

I did not realize that you did inspection before signing the contract. In
NJ, if you sign contract and do a home inspection, you can walk away from
inspection if serious issues found such as no permit for basement, etc.

In NJ, there are 3 days of attorney review period after signing. The
contract is not valid until attorney review is over. If you choose not to
hire an attorney which in this case you should, pay attention to amounts,
conditions to void the contracts.
