If we need to close after Nov 4, e.g. Nov 5, can we get a lower rate from
the current broker based on the current rate?
Switching the loan broker is not realistic since we need to do appraisal,
etc all over again and it is just too much trouble.

fair的当前利率。因为你不锁，以后利率上调了，妮损失更大。其实就是你掏钱（如果
下调，你今后30年每个月就要多掏点给银行）买断carefree, 不用担心今后利率涨到多
高。
他能答应降0.25就重新锁，已经不错了。现在没降0.25那么多，按照章程，他当然没法
给你降。如果每次市场下调每个顾客都去要求降利率，那顾客就不用assume任何利率风
险，风险全在agent和银行身上，也不公平啊

发帖数: 5191 | 8 首先不能再lock with same lender.如果要换lender, appraisal一般要重做(当然也有
可以transferred, 但rate不会好).
现在的agent可以换lender (如果那个lender可以offer lower rate), 但对自己的
broker company有不好的影响. 所以一般来说我们agent宁可不赚都不会做这样的事.
这也是为什么我会在事先告诉我的client我这边不能float down, 也不能relock with
lower rate.

为想等更低的利率而推迟，行不通，因为所有的contingency都已经满足了，所有人都
会push你往前走的。如果不是因为你自己的原因，推迟close有可能。
现在的4.25到4号过期，你知道5号利率会怎样么，还是有风险啊，再加上另一个不利因
素，卖家不高兴了。还有2天到close day，现在的情况是由卖家控制的

目前最好是让lender按时close。以后过了minimum period后再refi。

重锁也不可能，没降到threshold. 只能按照锁定的利率按时close

than your locked rate. But it depend on lender's policy. For example,
Provident funding will allow it.
The best practice is to close it first and let seller rent back for a few
days.

present documents for the repair and they have not done it so far. Or if
sellers did not repair the house as they promised, then we cannot close on
time.

时间缓冲，修得不满意还有时间弥补。今天或者明天final walk through。我知道这种
close将至还不确定修没修好的情况还挺常见的，但是不应该发生

close。一定得今天说，然后周末检查，walkthrough。
这样看来还说不定还真的可以重锁。真的重锁了时间也很紧的，能周五close就不错了。

你今天要是不打这个电话通知一声，就会很被动，rate expiration和close 太近了，

他们保留所有收据和保修，这些在close之前都是要检查的，而且应该留出一段时间以
防任何维修没达到要求，从而有时间补救

的bqnk都降了，为什么这个就没降呢？ lock以后说好要是降了0.25 就给relock。这个
时候loan agent完全可以忽悠说没降那么多。因为他更有power，buyer要按时close，
不得不听从。。。 |

，那经纪人干嘛当活雷锋呢。
所以这种承诺就听听而已，不能太当真。
