我的理解是 如果我贷款 400K 那么会有 400K × 0.25%= 1000 用于 抵消 Closing

这个$1,400的closing cost包括所有的closing cost吗?还是说只是lender的费用就有
$1,400?您可以先问问清楚,因为每个lender的费用是不一样的,所以楼主应该看看除
了lender fee以外还可以拿到多少credit去cover诸如title insurance,transfer tax
等其它的cost。
怎么样比较选哪种利率好呢?400K的贷款2.875%是拿2500的credit,每个月payment为
1659.57;2.75%是拿1000credit,每个月payment为1632.96。1659.57 - 1632.96 = 26
.61(每个月省的钱),(2500-1000) / 26.61 = 56.36个月(4.69年),也就是说低利
率的每个月payment的优势在4.69年以后才能体现出来,如果4.69年之内房子卖了或者
是refi了选低利率就亏了,因为高利率的多的credit是在close的时候就拿到了。
