又到了一年一度FILE HOMESTEAD EXEMPTION的时候了.希望这个贴子会给大家一些帮助.
(不太会翻译成精炼的中文了,就抄袭了一段英文)
Homestead exemption is a legal regime designed to protect the value of the
homes of residents from property taxes, creditors, and circumstances arising
from the death of the homeowner spouse. Laws enacting such protections are
found in state statutes or constitutional provisions which exist in many
states in the United States.
HOMESTEAD EXEMPTION的种类很多,年龄过65岁的有专门SENIOR的EXEMPTION.我们一般申
请的就是GENERAL EXEMPTION.
根据规定凡是在一月一日前CLOSE,并入住了的房主,而且房子是做为PRIMARY RESIDENCE
的,就可以申请此EXEMPTION.如果你买的是二手房,如果前房主已经有了HOMESTEAD
EXEMPTION,那么一般来说在同一年你就可以享受当年的EXEMPTION了,不需要从新申请.
但是在第二年,一定要记住去申请.只需要申请一次就行了.比如说: 你的房子是2010年
10月CLOSE的,如果前房主有申请过HOMESTEAD, 当你交2010年PROPERTY TAX的时候,就已
经有EXEMPTION了.你就要等到2011年1月1日后再提交你自己的HOMESTEAD EXEMPTION的
申请.但是如果你买的是FORECLOSED 房子,或者是以前房主的投资房,那你就不能享受
2010年的HOMESTEAD了.
我在以下附上了四个COUNTY HOMESTEAD EXEMPTION FORM的LINK.
申请时间是在1/1 到 4/30之间,但是大家最好能在2月底之前FILE上去.这样一来,如果
TAX OFFICE没收到你的申请,你还有时间补寄一份.
FILE时候要附带上证明文件,一般用RECORDED DEED的复印件就可以了.但是如果购买的
房价比市场的APPRAISAL低,你就可以附上HUD文件去申请减低房子APPRAISAL的VALUE,以
便达到免税的目的.

their equity in the event their home is sold at auction by a creditor.YOU DO
NOT NEED APPLY, IT IS AUTOMATICALLY APPLIED.
FOR DECLARED HOMESEAD, YOU CAN APPLY ANY TIME. THE SOONNER THE BETTER.
A declared homestead goes one step further and protects a portion of your
equity against creditors no matter who sells your home – you or the
creditor. And you can then invest it in a new home without losing that
equity to a judgment creditor.
