侧, 同一个建筑商D.R. Horton 正在开发的两块地Wyndham Park (School: Lambert
High )and Johns Creek Station (School: Northview High)买新房. 注意, 该建筑商
的Listing Agent 要求 Buyers 必须有 Buyer Agent 一起才给签合同. 感谢我太太的
“铁杆” 盟友, 他们愿意把这样的机会给我做.
我上一篇文章中刚刚介绍了Forsyth County, GA. 昨天的买房景象就好像是印证了我的
推断, $40 万的大房子, 两个Listing Agents的Office门庭若市, 车水马龙, 周末来看
Lot, 看新房, 签合同的人排队啊! 还有Lambert high school 附近的Nichols View 也
是人气如潮, 简直就像国内一线城市新屋开盘的翻版, South Forsyth County 到处是
新开工的机器隆隆声, 真是火爆了.

我们还看到一家MLS和COUNTY RECORD上差330 SQFT的房子，List Agent告诉我们房主说

上周去威斯康星州的Door county(门郡)度假几天。门郡位于威斯康星州东北角升入密
歇根湖的狭长的半岛(如图红色部分)。据说是威斯康星州和芝加哥地区居民的度假胜地
，夏天玩湖滩，秋天看红叶。在我家以北四五个小时车程的地方，全程650英里。
路上篇:
先往北驱车一个半小时到达威斯康星州最大的城市Milwaukee(密尔沃基)。
密尔沃基这个湖滨城市很美
艺术博物馆大厅很漂亮
再往北两个小时到达威斯康星州的橄榄球之乡Green Bay(绿湾)的一个湖边公园休息

亚特兰大地区有个fulton county，南北细长，横穿亚城。
亚特兰大很特别，因为不同部分属于几个county, 所以学区就干脆以city为单位而不是
以 county为单位。于是fulton county 被拦腰斩断，south fulton 基本是黑人区，是
全国治安最差的地方，而north fulton 可以比全国最好的社区还要好， 南北的平均房
价差距大约在十倍左右。
由于学校的经费来自地产税，而且没有好的教师愿意住在充满犯罪和屁精的南部（著名
屁精变态野鸡就自豪地住在south fulton)，所以fulton 学区的南北差距也十分巨大,

value, square feet etc, but there is no more details like Montgomery or
Delaware county gives such as # of rooms or even basic floorplan sketches.
Zillow does show # of rooms so that info must be public, just I can't find
it anywhere on county's website.

在这里问大家一个问题：我们刚刚close的房子，在湾区。从始至终一直以为lot的大小
是6088 sqft，Redfin，Zillow，卖家的list和appraisal列的lot size都是6088 sqft
。可是close完之后，我们查到有的网站上这个房子在county的public record里面，
lot size是5663 sqft，少了425 sqft！agent帮我们查了下，说county public record
确实是5663 sqft。可是很奇怪的是管交税的office of county assessor网站上有
assessor's parcel map，在这个地图上这个房子lot的长宽面积和开始卖家list的是一

不过好消息是今年（2011）开始有些业主不用开车跑去Angleton了，可以efile
protest，省了大半天时间和十刀汽油费。
我们收到的信上说是limited group of eligible residential homestead properties
的业主可以申请。
protest表上印了user ID和PIN，去efile.brazoriacad.org上注册激活帐号，然后就可
以填写protest表了。
随时可以登录自己的帐号去查处理的状态。

今年P.G. County的收入税尽然涨到了3.2%，和富裕的Montgomery, Howard等达到相同水平；另外，再加上今天在county内大量增设speeding camera，看来这帮人想钱想疯了……
好吧，收了钱那也得干点事情吧，别的不说，county内很多主干道，比如MD-193，MD-650（不知道相应路段的US-1是不是也要county自己掏腰包修），一些路段之颠簸程度，得开具有off-road能力的越野车才行与之抗衡，tnnd……有钱装camera，没钱修路；装了camera之后得到的赃款，说还没决定用在什么地方……
这个能否通过什么途径投诉到state？ |

没有建房子的时候，BUILDER只上LAND TAX。在建了房子以后，就要上LAND和
IMPROVEMENT的TAX。但在你把新房子买下来之前，COUNTY是不收IMPROVEMENT的TAX的。
直到你买了房子，去COUNTY把房契REGISTER了，COUNTY才要开始收IMPROVEMENT的TAX。
所以说，这个HOME IMPROVEMENT TAX是PROPERTY TAX的一部分。
一般来说，买新房，买主要付所有的STATE TRANSFER TAX，STATE RECORDATION TAX，
COUNTY RECORDATION TAX。但很多BUILDER在卖房子的时候，会有INCENTIVE或CLOSING
HELP，也就基本上把一半的TAX抵消掉了。
我帮客人买的新房子，只有一次一个小BUILDER直接付了一半的TAX。 |

歇根湖的狭长的半岛(如图红色部分)。据说是威斯康星州和芝加哥地区居民的度假胜地
，夏天玩湖滩，秋天看红叶。在我家以北四五个小时车程的地方，全程650英里。
路上篇:
先往北驱车一个半小时到达威斯康星州最大的城市Milwaukee(密尔沃基)。
密尔沃基这个湖滨城市很美
艺术博物馆大厅很漂亮
再往北两个小时到达威斯康星州的橄榄球之乡Green Bay(绿湾)的一个湖边公园休息
住宿篇:
从绿湾往东北方向再开一个小时便可到达我们在门郡Sturgeon Bay(鲟鱼湾)湖边的度假村
客厅大窗:

特色餐厅篇
民以食为天，出去玩当然少不了尝尝当地的特色菜。
Door County最有名的特色菜就是fish boil(烧鱼)。用当地湖里捞上来的新鲜
whitefish(
白鱼)放在大锅上加水、盐和黄油，支在篝火上煮，外加洋葱和土豆，在水开了后往火
堆里
加一把燃料，就成了如下图所示之景。鱼肉鲜美，就是刺稍微有些多。

浓郁的感觉，如同Nebraska里的人物塑造和表现，感觉那样的一群人和Nebraska如此的
合拍，你把Nebraska电影里的一大家人，搬到California, New York，Oregon,
Washington， 甚至Texas，... 人物和故事就失去很大一部分灵魂的感觉，或者说那电
影里的人物，展现了Nebraska的灵魂和生命，让它有了意义。对那部电影来说，人物的
地域归属感很重要。
而August: Osage County里面这一大家人，这些故事这些冲突，与实际存在的Osage
County没有太多血脉相连，这一家人的故事可以放在任何一个类似的小地方上演，这也
正是为什么我对片名有如此解读，Osage County更多是一种生活状态，而非实际地域，
作者自己也说他“盗”用了August: Osage County（一首诗的名字），是因为他觉得他
想不出比这更完美更诗意的名字来命名他的剧作。而这首诗名，正是他创作这部舞台剧
的灵感来源之一。

student, with some useful layers. He wants me to make seperated counties map
of our state from the old map of whole USA.
I tried to query and select using names of state and county. But all the map
of USA is still shown. The county is only highlighted. Can anybody tell me
how to select and show only the county map (without other counties and
states)? Many thanks.

一种的确类似镇，
另外想NYC这种比较特殊 但是你可以认为NYC由5个county组成，还有一些城市downtown叫某某
city，应该也是类似county的意思，只不过用了个city的名字，
其他类似芝加哥，就是cook county和dupage county组成的，我感觉她并不是一个行政区域。
另外美国有metropolitan area的概念，这个是中国没有的，中国没有类似美国的都会区 |

准确地说，county是政府划的，县政府是州的分支机构。
city是incorporated，是自己成立的，不是上级政府
分支机构。跟county没有直接对应，多大都可以，只要
自己愿意。city county不管哪个大哪个小，没有上下

亚特兰大地区有个fulton county，南北细长，横穿亚城。
亚特兰大很特别，因为不同部分属于几个county, 所以学区就干脆以city为单位而不是
以 county为单位。于是fulton county 被拦腰斩断，south fulton 基本是黑人区，是
全国治安最差的地方，而north fulton 可以比全国最好的社区还要好， 南北的平均房
价差距大约在十倍左右。
由于学校的经费来自地产税，而且没有好的教师愿意住在充满犯罪和屁精的南部（著名
屁精变态野鸡就自豪地住在south fulton)，所以fulton 学区的南北差距也十分巨大,
于是奥黑驴以deversify为借口推动打乱就近入学原则，强迫学生每天坐两小时的车跨
区上学。结果呢，如果北方学生交换到南部，全家立即搬家，因为住着半米起价的房子
就是为了孩子上当地最好的学区。如果南部学生交换到北部，完全跟傻子一样，根本无
法适应，也被迫放弃。 |

我以前也望文生义纳闷这个judge怎么可以管很多事，比如大选投票的安排等等（不是
裁决什么fraud），比如灾害来临时的撤离命令等。原来这个county judge不是常规意
义上的法庭法官，而是一个county的最高行政官。cruz昨天穿着雨衣和harris county
的judge一起在防洪指挥部开新闻发布会，而不是跑去跟市长见面。judge在这里回归本
意：做决策决断的人。 |

今天早上在停红灯时，一辆校车从我前方左拐弯，校车的左后车轮撞到我的左前bumper
. 撞进去一个大坑。我鸣笛但校车没有停，周围没有其他车辆为我作证，所以我掉头去
追，在不远处校车停下来接学生时，我记下车牌打了911. 警察来后，校车也被叫了回
来，但司机拒绝承认他撞了我，校车没有蹭漆，只是轮胎有痕迹，警察有叫来另外一个
警察，是specialized in traffic 的，第二个警察确认校车车轮的痕迹与我bumper的
痕迹吻合，这时校车司机改口说我停红灯过线了，这决不是事实。两个警察将fulton
county school district police 叫来，这个人记下我的驾照，告诉我fulton county
的车是self insure 的，告诉我一个电话。以前也发生过被追尾的事情，但都是和保险

刚才看到2012年教育部表彰的blue ribbon school, 新泽西17所， 6所是bergen
county的。再查查2012 top high school, 前三十名， 九所是bergen county的。
2010年是十一所。
bergen county南部有些蓝领，paramus以北，一片一片几乎都是十分的高中。
难怪房子那么贵。 |
