发帖数: 562 | 1 在这里问大家一个问题：我们刚刚close的房子，在湾区。从始至终一直以为lot的大小
是6088 sqft，Redfin，Zillow，卖家的list和appraisal列的lot size都是6088 sqft
。可是close完之后，我们查到有的网站上这个房子在county的public record里面，
lot size是5663 sqft，少了425 sqft！agent帮我们查了下，说county public record
确实是5663 sqft。可是很奇怪的是管交税的office of county assessor网站上有
assessor's parcel map，在这个地图上这个房子lot的长宽面积和开始卖家list的是一
样的，面积是6088 sqft。我们有点糊涂了：
county的这个public record到底是以哪个为准？
需不需要找land survey来测量lot size？如果最后量出来的lot size比6088 sqft小很
多，可以回头去找seller吗？毕竟我们买房子一直是以为买的是6088 sqft多的lot啊。

中国领事馆只认识辖区内州务卿的图章，
州务卿认识county clerk的图章，
county clerk 认识公证员的章。
我办过一个，上面有普通公证员的章，
先得送county clerk 认证，
然后到州务卿office认证，
最后再送领事馆认证。
有些州的州务卿可以直接认识公证员的图章，而不需要county clerk的认证。这要看每
一个州的规定。

刚才看到2012年教育部表彰的blue ribbon school, 新泽西17所， 6所是bergen
county的。再查查2012 top high school, 前三十名， 九所是bergen county的。
2010年是十一所。
bergen county南部有些蓝领，paramus以北，一片一片几乎都是十分的高中。
难怪房子那么贵。 |

一种是county record 本身在录入系统的时候错了，最近一个客户就是这种情况，
1311sqft的 condo硬是给录成1311，她考虑卖房的时候，刚好查出来county record有
问题，然后立即电话county，一般这种当天就可以fix， 3-7 business day就会改正。
你不妨先打一下county tax collectors office 电话确认，省的无谓花钱。 |

好吧，收了钱那也得干点事情吧，别的不说，county内很多主干道，比如MD-193，MD-650（不知道相应路段的US-1是不是也要county自己掏腰包修），一些路段之颠簸程度，得开具有off-road能力的越野车才行与之抗衡，tnnd……有钱装camera，没钱修路；装了camera之后得到的赃款，说还没决定用在什么地方……
这个能否通过什么途径投诉到state？ |

发帖数: 1679 | 25 appraisal的报告上，有一项是估出来的房子本身的价值（通过跟其他的comp比较）。
另一项是直接引用county的propery tax里的land value（就是地值多少钱）。
你想，appraiser是不知道地值多少钱的，所以他必定引用那个数字。
所以，现在正在卖房子的，就不要去appeal你的property tax了，因为buyer都会去查
的。
好比说，你的房子本身market value应该有40万。你当初买来是个好deal花了30万。
之后，你又appeal，county也给调整到30万，county调整的方式之一就是降低land
value.
精明的buyer会像appaiser一样，把房子的value+land value，估算出你房子的价值，
明显很容易低于40万，所以你就卖不到一个deserve的市场价。 |

可是 county 现在的纪录还是最原本盖好的三间
请问这种情况我应该现在就去 county update 吗？ 还是等我要卖的时候再去更新？
主要是怕更新了后每年税会涨比较快

一楼小了40尺，二楼小了75尺）。心里很不爽，但是卖方提供的尺寸就是county网站上
tax record的尺寸。我又看了周围的6套房子的尺寸，appraisal report上把他们列为
估价对比对象。发现一问题，新房子的的尺寸（redfin上面的）也是报告采用的尺寸比
county网站上tax record的尺寸小一些（100-200尺）。二手房（也就住过两三年吧）
的尺寸基本和county网站上tax record的尺寸一致。 |

. 撞进去一个大坑。我鸣笛但校车没有停，周围没有其他车辆为我作证，所以我掉头去
追，在不远处校车停下来接学生时，我记下车牌打了911. 警察来后，校车也被叫了回
来，但司机拒绝承认他撞了我，校车没有蹭漆，只是轮胎有痕迹，警察有叫来另外一个
警察，是specialized in traffic 的，第二个警察确认校车车轮的痕迹与我bumper的
痕迹吻合，这时校车司机改口说我停红灯过线了，这决不是事实。两个警察将fulton
county school district police 叫来，这个人记下我的驾照，告诉我fulton county
的车是self insure 的，告诉我一个电话。以前也发生过被追尾的事情，但都是和保险
公司联系，谁有经验和fulton county 打交道的，请赐教。我怕校车司机说的我停车等
红灯太靠前(虽然决不是事实，我听到校车司机这样说后也对警察讲了那不对)对我不利
。等取到police report 后要看警察怎么写的。请有经验经历的说说。也请版主转车版

是很多年来听到的, 有几个beach是自己住过的. LA beach从Malibu开始到OC南边的
nuclear plant结束的话, 所有的LA county的beach, 除了Long beach附近的都很贵.
象LAX附近的beach都是贵到没有道理. 其实LA的beach, 除了Santa Monica以外, 以前
都是workig class, 是以前的Oil refinary industry的工人的地方. 现在那里的重工
业也不少, 有sewage processing plant, refinary plant, 有chemical plant, 加上
一堆的aerospace industry, 所以工业污滥很厉害. PV, LA最好的beach, 是美国最大
的DDT dumping ground. 下面DDT还是很多 (DDT重于水), 象我喜欢scuba, surf, 基本
上那里是no go. LA county附近14海里的鱼是有毒的, coast gu |

的房子不在山上。
LA and Orange County are two different places although they are next to each
other. Nice cities in Orange County are the safest cities in the US.
However, some cities in Orange County are not so safe but they are not
expensive either.
Not so good cities: Garden Grove, Santa Ana, west part of Tustin. Costa Mesa
, Fountain Valley are better than those cities but worse than the nicest
cities.

Redlands了(San Bernadino County)。而且LA有很多山，不能利用。实际密度高于芝加
哥和Boston （除了downtown).
强烈建议楼主在做决定之前来LA实际考察一下，这么重大的人生决定，还是眼见为实。
