You don't need owner's title insurance; lender's title insurance normally is
about $1500.
I think you are ripped off. Most people don't look at their closing sheet. |

g**e 发帖数: 6127 | 6 谢谢。
在Fidelity National Title和First American Title网上quote了一把,owner's
policy都是$2690 (30% downpay)。加上lender's policy一共4K应该差不多吧?当然买
不买owner's policy是另外一回事了。 |

c********n 发帖数: 731 | 10 Title insurance is based on sale price and mortgage amount in NJ. If you
don't buy title insurance, you cannot get mortgage.
It is the title service charge that varies from company to company but not
much. Follow this link to calculate your title insurance in NJ
http://www.anytimeestimate.com/TITLE_INSURANCE/nj-title-insuran
Your attorney fee is a little bit more than normal, if the attorney does not
cover these services like title search and closing service. In south and
middle NJ, it is usually about 900 to 1000. If it is new construction, it
could be a little more.
Survey is not required buy recommended. 650 seems a reasonable charge, but
it is based on type of services such as whether the surveyor will include
property marks or not, etc.
Recording fee varies a lot from township to township.
My guess is these are from Good Faith Estimate. You should take a closer
look at the loan origination charge than the ones you listed. The good
thing is the final service charges on the final HUD-1 cannot be more
than 10% different than the GFE given by your lender. |
