其实只要credit score不差，工资够，拿loan commitment就是100%。至于你现在银行
多少
存款有多少无所谓，0都可以。因为现在的commitment letter都是conditional
commitment letter，就是在你closing day那天能提供hud上要求的钱就是了。所以人
家说100%也是正确的。
10%肯定可以拿回，contract都有loan contingency。

maybe he or she is not YOUR broker. you need a lawyer to close the deal
eventually right? so why not use this lawyer to review the document?
not able to secure a loan is not your fault, and the common practice is you
get the escrow money back. but there is always exceptions. if the contract
is written by the seller, you want to make sure there is clauses that will
protect you.

hey, check your inbox.
btw, always apply from at least 2 banks. you can use 2 quotes to negotiate
or counter offer. a good loan broker is helpful. down payment and interest
rates are negotiable once they know your loan is officially approved.

four hundreds application fee if you choose not to go with whichever one.

clause.
This way, if the bank deny your loan, it gives you a way out of the contract
and get your deposit back.

Even if it says that the buyer will pay more if the appraisal is more, it is
still not to the seller's advantage since banks/appraisers are a lot more
conservative these days.
You are very lucky to find a seller like this one.

他不给你credit，你不买不就完了。
trulia、zillow价格都是joke，完全可是无视。appraisal主要是根据最近附近卖出的
房子的价格定的。你给offer钱应该做过research了吧，你的offer要是比市价高很多你
肯定不愿意，低很多seller肯定不愿意。就先用broker的appraiser，99%的情况
appraisal的价就是你的offer价，如果你的broker的appraiser多给几次lower than
offer，你的broker就该让it喝西北风去了。大bank一般有自己的appraiser，有时候就
比较复杂了。小bank能让broker自己找appraiser，就灵活多了。

downpayment。你的contract的意思就是你需要增加downpayment，不要和他们讲价。这
个其实也是正常的。而且现在房价上升，如果周围交易不多的话很难评估。
