南加SD,新房。贷款$450K, down payment $200K. 30 years. rate 4.125%。agent给了以下GFE
origination charges $1200
appraisal fee $400
title service and lender's title insurance $3270
owner's title insurance $1457
government recording charges $140
transfer taxes $811.14
请问这些charge合理吗?
还有lender允许title service 可以自己找。这个title service 和 title insurance
在南加的费用一般多少,有推荐的吗?谢谢

ya, this category is too high.
are you sure listing agent will allow you to select escrow and lender's
title? no way in our area.
Origination charge is interesting. But have to know your lender type.

这些service 都是builder选的,mortgage也从builder company买的。刚问了title
service不能自己找,只能用他们的。因为是直接和builder打交道,所以可能有一些不

应该卖方付lender' title insurance?
origination charge 600-700也有。
30%down,如果credit score还不错的话,4.125%好像挺高的。。。。。

of your home

In SoCal it is customary for the seller to pay buyer's title insurance and
county transfer tax.
Buyer pays lender's title insurance.

if you still have time, you should shop around and get a better rate to save
some serious money.
unless the builder provides good enough incentives, there is no reason not
try to find another lender.

builder gives $30K incentive, $6K of those is paid towards closing cost.

What you said is correct. But lately it's required that the owner's title
insurance and transfer tax be shown on the buyer's side on the HUD-1, but at
the same time showing a credit from the seller for the same amounts.
Could that be the case here?

i think so. the broker told me since it is not a resale, we purchase
directly from builder, both owner's title insurance and transfer tax are on
us, but the builder/seller gave us 6K credit to cover part of the closing
cost.

it is like that as always.
HUD-1 is the single most important document at the closing. any credit/
rebate/concession/special monetary arrangements/etc. should be disclosed in
HUD-1.

certainly it is not same as $24,000 cold hard cash
builder's price tag for upgrades are usually inflated, and buyers tend to
think that's free money so they go on a shopping spree and blow the money on
the upgrades they would otherwise not choose, or add little value to the
property.

yes. some of the upgrade options are rather expensive comparing to market
price. even with the incentives, we still feel awkward. We had a hard time
picking upgrades.

如果是新的房子,builder往往会要求buyer来付owner's title insurance.
