标 题: no point no fee Refi 为什么 GFE 说要$2K settlement charge

头一次做 Refi。 agent 说 no point no fee 。
今天受到了GFE 说要about $2,000 settlement charge 在 B: Total Estimted
Settlement charges.
A : your adjusted origination charges is -$20.
到底我还需要任何付费 用吗？
如果签了字又要我付钱怎么办？

他们会返回$2k。 很confuse.

。如果少贷了，你还要付差额。如果多贷了，是你的credit。还有如果你付了
appraisal report fee和credit report fee，这也是你的credit，还有agent退的。
balance就对了。
Final closing statement下来后再查一下。
你的agent应该能给你解释清楚。 |

发帖数: 752 | 5 昨天agent 很晚才发过来HUD -1，agent 也帮助解释了， 那多出来的1K 多刀是一个月
多点的利息。
第一次买房，第一次做re-fin， 很多不懂，有些发懵。
这个多少也是个surprise. Agent 也说过no point no fee 我不用付任何钱。
这个1K 多刀的利息还是要自己出钱。是不是这样的利息就算白交了？

发帖数: 1879 | 6 every new lender will always send you the mortgage bill at the first day of
month. It will cover your previous month's mortgage ( principle + insterest).
If your refinance is closed in the middle of the month, ie, 3/20/2013, by
the time of closing, you will need to pay: previous lenders interests from
3/1 to 3/20 and new lender's interests from 3/19 to 3/31.
The new mortgage payment for new lender will send to you on 05/01.
If you dont do the refinance, you still need to pay the interest to lender
since you are still living in the house. Lender will always charge your
interess as long as you have the loan with them.
for no cost refinance, it really means no cost for the loan related cost but
you still need to pay at closing:
1. loan amount different ( that goes to your principle)
2. property tax if it is due
3. insurance if it is need to renew
4. interest for lenders
Other than those items, all the other cost will be covered by your agent.

但是refi closing时利息只是提前交了 。你没有多付。你对一下statemnt的时间就清
楚了。

, eg. in 楼主's case, 3/20 前付给原lender's interest and 3/20 后付给新lender
的interest会反映在1098表上吗？ 在报税mortgage interest deduction 时需要另外
加还是已经包含在新旧lenders issue 的1098里呢？
