I am an agent, but I don't recommend a condo in fremont for investment now.
2 Reasons:
1). House price in Fremont are reaching ( reached) 2007 high in most areas.
Condo like the junk stock in stock market, high risk with high return. But
once price is up, only thing left is the high risk.
2) Most Condo communities have rental restriction in HOA. Because Condo
community has to keep certain owner occupied rate. If you cannot rent out
your condo, your investment will keep losing money. Agent cannot read/
explain HOA documents for you. You need read them carefully and call HOA to
confirm before you sign the contract.
If you want a condo for primary residence, it is another story. My 2 cents.
You make your own decision.

unless you read/understand all HOA documents, DON'T buy CONDO as investment
property.
CONDO in SF is as good as SFH, but you still need read HOA.

So I have to tell my clients: Agents give opinions, you make decisions.
Agent just follow client's decision.
NO ONE can predict market. Or I don't believe the predictions.

1的话还是取决于买的价格,买的地方。对sfh也一样。
condo的房租return好,投入少。升值和sfh比,长期差多少,最好有数据来比较一下。
我印象里似乎是差距变大,但是没有和租金return合起来算过到底差多少
condo不好的是自主权少点,受hoa限制,hoa上涨也少自己控制。但是反过来出租的时
候事情也少点。外面有问题找hoa就好了
