Barring a major catastrophe like another economic crash or a regional war,
prices will not come down anytime soon. Here's why we think so.
Continuing low interest rates
Low bank loan interest rates make it easier to buy a home. The home loan
rates are hovering in the 1 to 2 percent range. Those rates were unheard of
two years ago.
A lot of cash in the market
As a direct result of the global financial crisis, governments around the
world have responded by pumping money into their economies to try to
stimulate growth. That has resulted in a lot of excess cash lying around, a
term experts call excess liquidity. Hence...
Low risk investment
The cash has to go somewhere and somewhere that is safe (remember the
Minibonds debacle?). Gold is one of them, prices of gold have increased
steadily. Oil is another. And of course there is property.
Property is perceived as a safer and less risky form of investment, more so
especially in an uncertain global economic climate.
Outlook is positive
It might be uncertain globally but Singapore's economy is powering ahead.
Forecasts for next year are between 4 and 5 percent GDP growth. The property
market looks very rosy too. That attracts more investors, hence fueling
demand and thus raising prices.
The cooling measures were meant to slow down price rises, not to make them
fall
The cooling measures introduced by the Govt was not meant to bring prices
down. It was simply done to prevent the market from overheating. No sane
government wants to stop the market dead in its tracks, our Govt learnt that
lesson back in the 90s. Besides, it's political suicide. Which leads us to.

General Elections are coming
Imagine you're the leader of the incumbent political party, you don't want
to do anything drastic that will affect your votes. You have to strike a
balance. On one hand, you need existing home owners to believe that their
assets will continue to rise. On the other, you need future homeowners to
believe that their new home is not out of their reach.
Then you do your math. Obviously there are more home owners than home buyers
, so it will be good to have prices continue going up at a controlled pace.
As for home buyers, it's a matter of ramping up supply making sure there are
plenty of affordable homes within reach. If it were any other country, that
would be a huge problem, but for Singapore, you thank your lucky stars for
HDB.
Agree or disagree?
But hey, that's what we think. We cannot claim to be property experts,
analysts or consultants. But we're avid property enthusiasts and we've also
been watching the market pretty closely, so you can't say we're completely
out of our depth either. All in all, it is really up to you to draw your own
conclusions.
