As a house hunter, I wish what you said are totally true.
I am in bay area, and my plan is (or was): sit tight and wait (and enjoy) to
see the house price dropping to 2004-2002 range.
But recently I start to doubt about my plan, based on my experiences and
observation. Here are some
(all in so called "good area", and about regular houses, not short sells or
foreclosures)
1. open house for price under 1-mil: people mountain people sea (by the way,
first "people" you can think as 老中, 2nd "people" are 老印 :))
2. houses are getting multiple offers (own experiences)
3. starting to have houses closing above listing price (at least one I
myself put an offer but did not get, closed above listing) and my agent told
me more cases.
other observations:
1. more (a lot more) houses for sell now, however, they goes faster than
months ago
2. price is quite high, maybe only about 5-10% from the peak
