rent/lease it out。毕竟我也是通过affordable housing program申请进来的，都是
legal的。
问题是avalon现在强调他们用来做affordable housing的apt，没有month by month的
选项（原因我猜是affordable housing的rent不能涨，所以他们没法像他们的market的
rental那样对month by month的double租金）。
我只是抓住了他们给我的renew notice上有month by month的选项。现在他们极力抵赖
，说这个renew notice是一个generic的form，搞错了，实际上只能签一年。 我就想争
取，因为毕竟白纸黑字写着呢，不想这么容易放弃。

1.中国的考试文化，由于基数过大，尚不足以造成生物学意义上的进化选择压力。(我
觉得其实是有的，这里作者没有定量讨论，只是hand wave了一下，而且在文化上，考

不算太偏的小区房价为准，按照三成首付和二十年还款，买90平方的房子,以偏低收入
的普通营业员为标准计算。
我自己老家南方某穷省，县城房价两千多一平，省城房价五六千一平，县城商店营业员
月工资一般1500以上，两口之家算收入4000，每月房贷1000人民币，只占收入的25%.
省城营业员工资一般两千以上，两口之家算收入5000，每月房贷2300人民币占收入的46
%.
LD老家某中等发达地区省会，房价八九千一平，当地营业员工资一般三千多，两口之家
算收入7000，每月房贷3500人民币占收入的50%.
美国的标准是每月房贷在低于税前收入30%算affordable. 考虑到国人所说的收入是税
后可支配收入，并且没有房产税，房屋维护费用很低， 这些中国基本没有的税费加起
来往往已经超过美国税前收入的30%。所以美国的30％的房价收入比实际上应该相当于
中国50%或者更高的房贷收入比。国内房贷要求月供不超过收入50%是经过严格计算后的

When ex-Goldman Sachs executive Greg Smith famously excoriated the firm for
caring more about money than client service, and in fact whenever the
redundant term “corporate greed” has been uttered in my presence, I’ve

second, I'm much much more concerned about tax increase than losing my job.
Most important of all, O8Mcare is not affordable for the whole country.
Small business can't afford it and it will eventually collapse the whole
system. Where will you go when the whole healthcare system collapses?

政府当然有责任，知道问题不去纠正。 bush 8年责任也不小,共和党控制两院总统时候
为什么不动？这议题是很敏感的，共和党内部都搞不定的，民主党更反对。bush也管不
那么多了。解决这个需要领导人的强大领导能力，O8不行。
o8上台，要医改，要affordable。 想affordable得有实际措施啊，起码把保险公司给
搞残吧，民主党要真是阳春白雪，把保险公司这个middle man给踢了，保费马上大降.
结果保险公司花了上亿美元lobby,民主党最后的议案是很favor保险公司的，搞了几个
鸡毛蒜皮的省钱措施天天吹，真正管用的不碰，美国最大健保公司股票2年涨60%. 后来
看到保险公司实在是天怒人怨了，跟了个后续act,让保险公司吐些出来，但和保险公司
赚的比九牛一毛。
医疗费用这么贵，我知道的几个原因
1. 保险只能本州买，缺乏市场竞争。电视上天天汽车保险，健保公司保险几乎没有，
他们不用做广告，在州内它们是垄断的。
2. 限制医疗诉讼。医生每年要给自己买很贵的保险，高的10-20万美元，低的也有6万8

健保费用在健保通过以来飙升已经是事实了。无论有没有这个健保，小公司如果想给员
工买保险，当然有地方买了，谁还能拦着吗？现在医保规定必须公司要给员工买保险，
这个也算合理。但保费不降反升。小公司能高兴吗？健保法案没有触及健保费用昂贵的
根本，象征性的搞了些鸡毛蒜皮措施。
我就是小公司，员工保险2年涨了30%多，so where is this affordable? 美国最大健
