whatever price he likes. Some sellers don't have intention to sell, they

２。refinance过程是不是跟申请初始贷款一样繁琐？apprisal, title, credit check
...也要好几个月？
３。如果我中途银行帐号有大笔资金转入转出，是不是银行也一样要求我提供详细解释？

只指出还有这么个approach而已。cost approach另一个来源是home insurance,
会估算重建这个房子的cost从而定Home insurance的premium. |

score 能算excellent 吗？ 请问这样的score 现在能搞到什么样的rate for 30 years
fixed？有quote给3.5%，加上几百块的apprisal fee和 origination fee 395， and
no point。说如果rate 降低
3.375% 的话，， 695 origination fee就变成了695 并且有 0.143% point （约600）
。
这样的rate 怎么样？ |

1. 说学校好不好，那要看你和谁比，要求是什么。比如api,diversity。。就
cupertino middle和sunnyvale middle来说，先说api，cupertino是934，sunnyvale是
866，差不少，再看族裔分布和分数
（sunnyvale）
Schoolwide 1040 866
Asian 302 968
Hispanic 324 713
White 311 925
（cupertino）
Schoolwide 1268 934
Asian 616 976
Hispanic 110 767
White 481 934
可以得出的结论是两个学校占多数的亚裔和白人的分数差不多，sunnyvale因为墨墨多

下来 $50,000 左右.差不多 25%吧.当然具体能PROTEST多少下来,是根据你的房子本来
状况,和你碰到的是什么人,已经你自己的准备工作有关系的.
A. 首先你要做的是填表,如果有不清楚的地方可以直接打到APPRAISAL DISTRICT去问.
电话还是很好打通的. 通常的理由都是 APPRISAL的VALUE比周围的房价高,和比自己的
购买价高. 关于要不要填写你自己希望的价格,这个我还真不知道怎样做更好.大家有经
验的就介绍一下. 填表还是很简单的.
B. 接下来就是要准备材料了. 先说说周围环境的影响. 首先是找AGENT帮你查一下小区
里所有房子的最近交易价格.然后再查一个和你房子类似的房屋的交易价格. 你需要选
对你房子有利的房子去比较.当然还有一点也很重要.不要忽略了和你房子类似,但是
APPRAISAL高的房子.因为你去PROTEST的时候,那些办事人员有很强大的系统很快调用所

发帖数: 256 | 30 我在一中小consulting firm(60人），我们公司life/health/P&C都做。我开始的几个
月做health,当时主要是做medicare/medicaid bid,rating filing, pricing;后来life
那边有人离职，被转成full time life直到现在。
平时（3月到9月）不忙，不用加班，平均每天有2个小时non-billable；不过到了年底
，year-end,CFT 一起，几乎没有study time,晚上周末也搭上，不过也就每周50个小时
左右。
感觉能做到partner的话钱景还是很乐观的，年底的bonus据说可能是整年工资的倍数（
N=1,2，...,具体的俺也不清楚），非parnter的话就靠考试的raise，每年年底加N%,整
个package在dwsimpon中等水平。life的多数是老客户，一般都是做CFT，apprisal之类
的，一年也就一两次；health不太清楚明细，感觉像是新生力量，最近一直有新客户。
travel的话，有些partner喜欢时不时拜访客户，或者开会做presentation， 据说这也
