象我们一样刚开始买房没有经验的xdjm参考。另外，各个州的规定和税率什么的都不一
样，不可能有个统一的模式。我们的房子还没有CLOSE,实际要花的钱可能还有出入，但
是大体不会相差很远。
一般closing costs分为４部分，贷款公司可能给费用的名称起的不一样，但是都是大
同小异，羊毛出在羊身上。
１。lender's fee
这一部分是贷款公司的收费，和房子本身没有太大关系。常见的有origination fee,
loan points, credit report fee, application fee, mortgage broker fee,
processing fee, underwriting fee, wire transfer fee, assumption fee etc. 现
在很多贷款公司把所有的加在一起给一个lump sum charge， 并且保证这个charge在
closing的时候不会改变，所以在申请贷款LOCK RATE的时候要问清楚是不是gurranteed

各位要花几十万买房但还蒙头蒙脑的人要
多多学习，多做research。
Closing cost是个泛泛的概念，每个lender/broker都
使用不同的项目名称，收取不同的费用。
为了严格的拿苹果比苹果，我们可以把从
签订购房合同到closing date 那天，
所有buyer/borrower 掏出口袋的钱分为三大类：
1 Lending fee /lender fee(各种名目的费用，HUD和GFE中800开头的项目)
Origination fee，
buy down discount fee (point)
underwriting fee
application fee
processing fee
doc preparing fee
tax service
Appraisal fee
Credit report

如果你现在真的是"no closing cost"，那么你不用付application fee, appraisal
fee之类的，你完全可以另外找一家银行/broker再作一次mortgage, closing cost大概
一两千，0 point，30year fix拿个4.75% or 4.875%，lock for 60 days，还能一次
free flow down。
不过会比较伤人品，第一个弄mortgage的人会很生气，虽然你没有任何责任。 |

然后你交余数。这样，买方没有缴税的情况。你在closing之前划账给escrow，closing
之后会出一张正式的 settlement statement，多出来的会refund给你，出一张支票，

给我发的GFE中居然还另外有一项

1. close的时候自己还是要仔细读HUD-1，不能太相信银行和律师。
律师在close title一个小时前才给我们看HUD-1，有无数的地方要签字，到看HUD的时
候，已经有点晕了，没仔细算就签了。后来发现，贷款说好给的credit没给，律师费多
写了100刀。好在在等对方律师的时候看了看，马上联系贷款银行，答应close以后给，
律师也说寄copy件的时候一起把该退的check退回来。
2. 搬家。
给NJ， NY 的TX们推荐友昌搬家，135/hour，最少4小时，包括4个人， 一辆26feet的
大truck，没有任何其他费用。刘老板开车，迟到了一会儿，不过到了以后才开始算时
间。三个老莫主搬，我们住4楼， 没电梯，装车就用了两个多小时，开到新家一个多小
时，本来觉得怎么着都得再延一个小时，已经快一点了，就买了东西招呼大家先吃再干
，结果吃完以后，老莫们一路小跑，竟然半个小时就卸完了，只超了10分钟，老板说刨
去吃东西的时间，正好算4个小时 |

了deed70,mortgage 150,问了律师，小秘说为了防止文件寄丢了，专门找messenger送到

county. In many cases banks have their preferred closing offices. In your
case, they are likely to have no such offices close to you, and obviously
they don't want to bother to find another office. I think it is
understandable because substantial amount of work is needed to do so. I
personally don't think there are pitfalls in it. |

刚才给AGANT打电话了，坚决say no了，不延期，也不出租给seller，就要求按期close
如果按期close不了，就要求seller赔偿损失，实在谈不妥就walk away了
还是AGENT管用啊，立马给对方AGENT打电话。然后跟我们说等消息，应该会正常close
的。

，每个文件escrow officer都回解释一下是什么，重点看一下HUD-1上的数字对不对，
全部签完以后escrow给一套复印件，然后去附近的银行按HUD-1上的数目开cashier's
check，交回ecrow，就算完了。seller也是在closing之前自己去escrow签字交钱。
closing当天就是等escrow把文件递到county,county record之后房子正式属于我们了
，对方agent把钥匙交给我们的agent，然后我们的agent打电话叫我们去拿钥匙，就算
完了。Record一般下午才能做好，我们拿到钥匙的时候都晚上8点了，就把大门开开来
大概看了一下就好了。我们的房子inspection的时候没发现什么大问题，一些小问题
seller不修，给了credit，所以也没什么好检查的。 |
