子赔款，以及辛丑条约当中涉及德国的，对中国的种种“惩罚”，并归还租界，等等。
涉及德国对华直接赔款的问题，其实没有明说。只是在133条里面提到，在中国的德国
产业和侨民财产，（如果已被没收或洗劫），德国不得要求归还，德国侨民如果战时被
中国政府侵犯人权，也不许再悲愤（原文都是法律辞令，我这个翻译很粗略，版上学法
律的大牛可以来出手精译一下）。这也许就算是“赔款”。事实上，凡约这个东东，是
要立大牌坊的，即便是德国对英法的赔款，在书面上也是一笔一笔算出来的，比如哪里
毁了我东西，哪里花了我的军费，而不是直接拍脑袋说个数再讨价还价。
从上面讨论的条款来看，英法显然居心不良，德国不直接赔钱给中国，反倒默许中国去洗
劫德国侨产，成心让两国把梁子结大；但德国在广州的租界，英法却要分一杯羹。中国

买新房, 一般builder不怎么愿意降价, 是因为销售交易记录都是公开的,builder降多
了, 以后其他potential buyer也会这么要求. 可以换方法减价, 就是要求
concession. 在讨价还价的基础上, 再让给concessions. 比如新房子里你想加什么,改
什么, 不再另外算你钱, 都从concessions里出. closing的时候用不完, 就rebate换给
你.
我们最后买的新房, 靠我们自己的buyer agent把房价减了点, 外加2万刀的concession
, 最后价格低于listingprice 9.x%吧. 当然county记录里的价格没那么低, 呵呵, 算
是皆大欢喜了.
另外, 和你说的不带buyer agent完全相反的经验是, 我们一开始是直接和builder
agent商量的, 人家就是不松口, 连反buyer agent commission都不肯. 后来我们有了

但是给我的文件中并未提到有concession，他说这个concession已经在buy point里面
减掉了，
如果没有concession 的话，rate 从4.5% 到4.0%需要3.5%的points，但是现在只要2%
就是因为他减去了concession，
可是我有点怀疑，网上不少地方说，1一个点就可以买下来0.25的rate,
怀疑是不是被lender忽悠了？一般多少点可以把rate降下来0.5%？

我不觉得lender会不高兴，这对lender没什么影响。
一般三两千的concession没啥问题，需要律师出一个addendum，双方签字，并给lender
一份copy，appraisal也要修改一下，把这个concession加进去，其他就没什么了。 |

基本上是回答了你的问题
1)get lender/seller rebates ---> Seller's concessions
2)commission rebate -> seller 出fee 所以buyer 不用管
也就是没有rebate
要拿agent's rebate, 先看州里面法规可不可以,
有些州不可以拿rebate
再者, 看你们那边平均房价, 房价太低, 也没有油水可以返还,
如果三十万上下的房子, 是你们那里的水平,
妳叫buyer's agent 返还1%, 等于不过三千,
这三千, 随便在房价上面砍一下, 或是弄个seller's concessions 就出来了
如果是一百万的房子, 返个1%,
buyer's agent 还有2%以上,就是两万以上可以赚, 而不是几千块, |

打个比方，你买一个500K的房子, loan amount 350K, loan-to-value 70%. 所有的

员可以引入一个Sales concessions 的概念，相当于你的购房价格不是500K 而是497K,
那么loan-to-value = 350k/497k = 70.42%. 好在不管是70%还是70.42%，对你的利率没
有任何影响。因此，你什么都不用做，这种情况是允许存在的。
