，所以要考察你一段时间再决定要不要你。
我就是这种情况。我也能理解别人，我都是国内的工作经验，别人自然要打折扣。 一
种是完全不承认，直接给个entry level的，另一种是承认但是给个contract to hire
的工作。我虽然内心比较忧虑contract to hire，还是选择了contract to hire， 原
因是给的钱多。在稳定和钱之间，我选择了钱。希望以自己的表现赢得别人的认可，最
后给我转成正式职工。

，而是对这个职位没有强烈的需求，但是某个项目需要人手来完成。未来是否Hire肯定
是要看这个人的各方面，不仅仅是performance这么简单，另外还要看公司自身的情况
，预算等。
contract to hire肯定要比contract更容易招到人，因为大部分人都会抱着被hire的希
望，但是我个人觉得这是个类似marketing的噱头。就比如很多广告的，up to xx% or
up to $xx的折扣，看上去吸引人，实际只有非常少部分的东西能达到那个最高线。同
样的一个公司可能招10个contract to hire，最后只打算从中hire, 1-2个人. 而且如
果觉得只要performance好就会被hire那就太天真了

房子07年造的，有pre-treatment that is effective up to 5 years。 inspector现
在给我们的报价是95/per year，他解释的是这个contract就像一个warranty一样，他
们每年定期过来看看有没有白蚁的征兆，如果有他们就免费retreat, 如果没发现任何
东西他们就只是过来看看什么都不做。
问过的这2个朋友，一个说他们根本不知道inspoctor多就来一次，因为不用预约也不需
要人在家，所以他们也不知道他们每次过来做过些什么。另外一个是发现院子里有白蚁
了叫的service，第一笔确实花了上千，因为没有这个contract，然后就是每个月的固
定费用，他们也不知道inspector 多久来一次。
我的问题是，95/per year这个价格正常吗？有没有什么其它的选择，例如3-6个月来一
次，每次都撒些东西做好prevention？还是说termit contract就是这个样子的？

看我们的sales contract，可是这个律师一点都不负责任，之前让他帮忙看一个，给他
以后就没了音讯。我发email他也不回，催了好几次，过了好几个星期，他说这个是很
standard的contract，没什么好看的。等卖方accept了，我再好好看看。后来那个
offer没成，也就算了。最近我们又准备给个offer，这次的contract比较复杂（是期房
），realtor说最好让律师给看看，可是我发给律师了，又没回音。真烦啊，都不想找
他了。请问大家买房的时候都找律师看过contract吗？有什么特别要注意的？还有我看
那些mortgage broker的广告好多说附赠律师服务，那个好用吗？

他的strategy是在offer 上不列明让 seller respond within ____ days, 就让这儿空
着。 他说如果填了seller 会拿去跟别人要求offer, 他认为空着比较有利，反正
seller 都应该很快，或者不超过3天之内回复。我其实不很理解这个策略。有别人也这
样做吗？
还有就是 contract 有一条写的是 seller 如果不能close, 要返还earnest money.
我觉得只是这样对seller 没有约束力： 就是如果在我们合同定好了closing 之前，
有其他人出高过我们的offer, seller 如果再去接受其他人的offer毁约，对seller 没

给我们写的几乎就是一个contract,10多页需要我们在每页initial,最后签名，
在我看来这个只要seller签了就是一个完整的contract了。问一下这个正常吗？
我们的agent告诉我们都是这样的。
如果是这样的话，我记得看过是可以给多个house下offer，offer被接受之后
签真正的contract之前，都是可以walk away的。但如果是合同形式
的offer，是不是就相当于一个contract，不能随便取消的？

然后“it is agreed that the univ appoints xx as a full－time faculty for
the academic year 2016-2017， annual salary xx 然后就是faculty rank:
assistant professor, benefit information 等等
为什么没明确提tenure track而是full time faculty啊？
唯一一处提到tenure 是在最后的comments "eligible for promotion and tenure
review in 2012-22"
这是一个tenure track 的职位，contract letter这样正常么？但是要一年一年renew
的意思？通篇也没提要renew

1.Contract不在公司的pay roll上面，没有pay stub。而以后转或者延长工作签证都需
要pay stub.
2.contract 退税是拿1099表，而非W2，而维持合法身份需要W2。full time公司需要帮
你扣税，也要帮你交一些税，而contractor是自己负责交税。
full time和part time都是公司的employee,而contractor不属于公司员工，好像和h1b
要求的雇主雇员关系相悖，这点我也想得到确认。 |
