%税率算的话就欠了很多2014 estimated tax，请问我是否必须在4/15前付清这笔税，
还是可以平摊到4个季度分期付？看了Pub 505,还是有点不清楚。好像平摊4个季度是默
认的方法，但一定要4个季度付完全相同的数字，如果4笔付款不相等，就要用复杂的
annualized方法算penalty，是这样吗？

estimated tax应该是从conversion之后的第一个季度开始交吧，也就是
说你应该在今年后三个季度交。
以上都是推测，你找个会计问问。

来是说no point的啊。还有难道不是自己买hazard insurance吗？如果lender收了这个

这个律师费用，我的理解是Your lawyer's fee是帮你closing house的attorney吧，如

实际上我的还比你多了$1000的Title service and lender's coverage。

policy才25块，owner's policy是1000多，我的律师也是这么说。我估计银行给的
estimate都是说两个policy分开买的情况。合在一起买，有很大的discount. |

通常正式申请之后，在initial disclosure里面才会有正式的GFE。不过，loan
officer给出的任何书面文件都可以被当作证据的。即便是GFE也只不过是个estimate，
都subject to change。
如果是买房，就主要看银行收费部分，801里面的东西一旦disclose了就不能改了，如
果先前客人不买point，后来主动说买point了，会让客人签一个change circumstance
的文件。
把握住最主要的部分就行了，其余的不必太较真儿。 |

各个表里面的术语也有点不同, 有的好像少一些item.

and estimation的,在shopping around的时候主要比较rate和closing cost就可以了.
1. 如果是买房贷款的话，需要关注GFE上以下几项费用:
• 贷款银行的费用(Lender Charge)
这一类收费因lender而异，但是固定的，包括Appraisal fee和Lender Underwriting
Fee，总数通常在$1200~$1500左右。有的lender还会收Tax Service Fee, Flood
Certification Fee, Wiring Fee等等，有的lender则是将这些费用一股脑包括在
Underwriting Fee中完事儿。
这里需要指出的是，2010年开始实施的GFE表格，将lender的和underwriting相关的费
用归类为Origination Charge（即GFE中的Block A）的一部分了。

In the loan estimate letter, "Adjustable Interest Rate (AIR) table":
first change is at 85th month.
The limits on the interest rate change:
First change 5%
subsequent changes 2%.
It also has "Adjustable payment (AP) table":
Monthly Principle and Interest payments:
First Change/Amount: $1,999 at 85th payment
Maximum payment: $1,999 starting at 85th payment.

1. 现在想找专业的roofing company过来评估一下，今天打电话给一个roofing公司，
说评估要收250美元，我过去一直以为是评估免费，修理再另算费用。。。请问roofing
estimate是收费的还是免费的呢？
2. 虽然现在可以让屋主修理屋顶问题，但是考虑到屋顶年限和保险问题，有没有可能
直接让屋主给Replacement credit？目前inspector预估的价格大概5000左右
