事情经过有点长,麻烦大家给建议。
11月份签了新房合同。跟agent商量好build给的一半是commission fee,另一半agent
给我们存进escow账户,做为downpay。
12月份做loan application,今天和agent一起做final walk through。做完之后,
agent告诉我另外1.5%的rebate不能给我了。原因是钱不能存入escow账户。并且不能给
check。只能买冰箱,洗衣机,烘干机(大概2000),其他剩下的,没办法给我。更可
笑的是,agent说这剩下的钱干脆就算是给他的bonus了,大概8000左右。
现在房子已经修好了,我们也非常喜欢这个房子,29号就close。这10000元rebate我们
也有其他计划,现在agent突然反悔,让我觉得有受骗的感觉。这个rebate有邮件

b********2 发帖数: 5191 | 48 并不是每个impound都有0.25%的higher pricing,很多lender只给0.125%或者是没有任
何incentive. 相信lender不靠这个挣钱. 管理这个account可能化的钱更多.
也不是每个人拿impound就是为了那个0.25%, 有的时候lender给的rebate太高, 不拿
impound做不下来. 比如说lender给$5500 rebate, closing cost只要2800, 剩下$2700
化不完, 只能拿impound.我有客人做一个loan白拿$5000.
就算是为了0.25%, 如果是400K的loan, 就是$1000的税后钱, 600K的loan多拿$1500.
过半年后再refi一次, 这个钱就是客户的. 就算以后再也不refi, 很多lender都可以在
一年或半年后cancel这个account. 也没什么大不了的.
不做impound的人很少是因为不想放一笔钱在escrow account里, 大部份都是因为担心
escrow交property不及时. 或者是有supplement tax怕麻烦

Your loan is the top of the line. :) 30 years 30 fixed, no impound, no
pre-payment, interest + principle
My loan never has impound. Many lender requires you to have impound if
not, they raise the rate. They always do that to get the customer to call
them!
