到新车后直接换一套轮胎,因为不然要charge轮胎的损耗。和你说的需要等车卖掉才没
有obligation不是一回事。
我搜了这个页面,也没找到sold/obligation有关的。只有一个说“billed me for
excessive damages”,但是是因为车子修过了(因为事故?)。这个我觉得如果数字
不过分也是合理的,本来买的车,如果发生事故了,价值也会降低很多。没道理说
lease的车60%的RV,结果出了n次事故还能60% RV吧。。。
这些貌似都不是你说的情况,还请明示,免得别人被坑

同,递上去被银行接受了,之后加价和银行谈妥了价格。现在,银行批准了short sell
,seller却不愿意卖了,宁可让银行Foreclosure房子。
合同上有SELLER RIGHT TO CANCEL,提到了三种情况下seller有权cancel合同,基本上
就是buyer在规定的期限内没有完成什么事情,或者seller催buyer,buyer没法完成,
seller有权取消合同。其他的就没有提到了。
合同上没有提到seller改变主意不卖有什么惩罚。但有一节dispuate resolution,基本
上就是要先mediation, arbitration,之后上法庭之类的东西。
现在有些问题请教:
1。卖主有权可以不卖吗?short sale的房子银行已经批准了,买主想买的话。
2。怎么样给卖主的房子弄个lien? 让卖主短时间内卖不了房子?
估计他不在乎卖不卖,但我不在乎买不买这个房子。

打个比方, 300K loan, 30年利息4.125%,每月本息$1454; 15年利息3.125%, 每月
本息$2090.
做15yr的贷款,monthly obligation 是$2090; 做30yr的贷款,monthly obligation 是
$1454, 随时多还钱没有penalty.你说的那种情况应该是他们不能或者不愿意每个月付$
