准备下offer了,但是Sales Agreement里有几个词不是很懂,打电话问agent,他也没
说清楚,似乎很没有耐心给我解释,感觉他就觉得你问那么详细干吗。。。
请这里的高手帮助解答一下,万分感谢!
1、good faith deposit
这个是不是就是版上通常说的定金呢?这个定金一般付房款的百分之多少合适?
2、down payment payable on formal contract (including good faith deposit)
3、cash on closing
agent说2是offer被接受以后,要付给卖家的down payment。3是在closing的时候付的
剩余部分的down payment。agent说2和3共同构成全部的down payment。
我一直以为通常说的down payment,都是要付给银行的。这个2和3里说的down payment不
是指的付给银行的那个嘛?
到底在签正式买卖合同的时候付的这个2里面的down payment要付给谁呢?通常要付房
价的百分之多少呢?
拿个例子说会比较直观,比如,40万的房子,我给银行

房子$170,000,打算付20%的down payment,贷款$138,000,30年fixed, Bank of
America 给的利率是 5.375% with 0.625% discount point.
下面是BOA估算的closing cost 要 $6123,怎么这么多呀,我们刚刚工作,估计交完

刚刚签了一个short sale,agent发给我那房子的title report。看见有两个deed of
trust,分别是两个银行的借钱记录。但是seller说那个房子现在只欠一个银行的。有
一笔已经还清了。我的疑问是,如果已经还清了,这个deed of trust还会出现在title
里吗?
格式如下:

第一次买房子,不大懂,应该在purchase agreement怎么样把loan contingency给弄好
,
里面第2条的C享,“first loan in the amount of"..., 因为打算贷的FHA,agent没
有在(1)里面添任何东西,但是在(2)里面添了FHA loan 和5.25% discount points.具
体不知道什么意思,有人研究过吗?
具体如下:

我在德州. 2010年5月买的房子,5月底CLOSE的。2010年的PROPERTY TAX是按照2009年
PRORATE的。最近收到PROPERTY TAX BILLS, 发现SELLER少付了$900。给SELLER手机打

大家好,我找到一不错的经纪人,但要签一份“Exclusive buyer agency agreement"
,这份合约中的下述几项我不懂或感觉不太舒服:
1. Exclusive Agent: Client agrees that during the term of this Agreement any
and all inquiries and/or negotiations on behalf of Client relating to the

这么说我不可以直接和卖方交涉了?

我们OFFER的时候,也是SHORT SALE。卖方一样的要求,$5000的DEPOSIT来显示诚意。
我们不太放心,想只给CHECK COPY,但是卖方不干。觉得我们很没有诚意,后来商量是
给$1000的DEPOSIT,存在他们律师/TITLE COMPNAY开的ESCROW ACCOUNT里。当时,给了
我们收据。要求BANK APPROVAL之后,我们还要再交5%的EM.你可以和卖家商量,如果实
在需要,能不能先给一张小额CHECK?记住,一定不能写PAYABLE TO 卖家的名字。应该
是TITLE/ESCROW COMPANY!

上周四我们的agent 说我们的offer 被seller接受了。 (我们签了buyer agent
prepare的 offer)然后发给了我们的agent。 是一个bank own 内部condition比较差
的房子。
今天早上,我们的agent又发给我们一个文件,又是一个类似于contract的文件,他叫
我们签名,有问题问他,但是我看了一下这个文件,和之前我们sign的offer letter很
不一样了。
里面重要的几点不同是:
1) 本来说 seller负责把水电弄好让我们inspection的,现在变成开水开电,
inspection 这些都要我们负责我们付钱。
这个正常吗?
2)本来说 seller会负责某些insepction 比如 wood insect and nature harzrd
detection等
现在这些斗没有提到了。
是不是应该叫他们加到文件里?
3) 然后现在的文件里面有这么一句话:

准备下offer,agent说看房子时无所谓,但是下Offer 了就需要和他签个合同。其中一
个条款是:
Term. The Term of this Buyer Listing Contract shall begin on 03/10/12, and
shall continue through the earlier of (1) completion of the Purchase of the
Property or Lease of the Property or (2) 09/10/12. Broker shall continue to
assist in the completion of any purchase or lease for which compensation is

是不是说这半年内我只能找他做agent了?我们目前倒是对他印象还好,但还是不想被
