Malcolm)参加父亲葬礼后认识自己的同父异母的妹妹Hadley的一年里，与家人爱人之间
的dynamics，对个人职业的迷茫，以及与Hadley认识了解的过程中自我发现和成长。
我觉得虽然这本书不是什么很深刻的划时代的巨作，但好在很有诚意，表现了移民第二
代的post-college coming-of-age, 亲情，爱情，事业和理想之间的很现实的画面。贵
在不悲情或强调移民的背景，让人觉得其实每一个刚刚从大学毕业的年轻人都会要经历
同样的self-doubt，困惑和迷茫。不过最后看到Hadley死于accident，我的心都沉了下
去，难过了好久。难道真的只有将美好事物毁灭在读者面前才算得上深刻吗...

1.401K
你是说你的'Effective' Tax Rate （Fed+State）有35%吗？如果是，那你的收入是相当
的高了，不过即使你说的只是Tax Bracket之和，收入也算不错了~ 由于你LP不上班，
如果你预期退休后你个人收入交税会低一些，可以考虑投Pre-tax的401K。
由于没有401K match，你可能应该更优先考虑投Roth IRA（或者back door roth IRA）
，特别是如果你想过5年之后取出来买房Roth IRA也比较flexible。
401K和IRA里面的钱就算不取出来，到时候在算你Mortgage的Reserve的时候也能cover掉
一定比例，比如有些lender要求除了downpayment之外，你还必须要有12个月的PITI，而
你的401K/IRA可以至多cover一半也就是6个月的PITI，剩余的6个月PITI则必须为cash
。具体的比例可能需要咨询Lender。
2.Investment
如果只有较短的5-6年的time frame，我倒是觉得你要慎重考虑全部投Index，过去的20

，是不是应该用formula B? 还是投资房都用formula A算positive cash flow？

B: RentRate - ITI -HOA - maintenance/repair > 0

计算以及注意事项如下：
月租金收入 = Appraisal的Comparable Rent Schedule显示的市场租金和租赁合同上的
租金中较低者*75%
月出租净收入 = 月租金收入 – 月 PITI – 物业费(HOA Dues)
即使月出租净收入为负， 因为已经把房子的PITI以及物业费的debt抵消了， 所以对贷
到更多的款还是有很大帮助的。
需要的材料有：
1. 现有房子的租赁合同。
2. 租户已经支付至少一个月租房定金的证明。
还需要注意的事项有：
1. 现住房剩余贷款额不得超过房屋市值的70%；
2. 需要提供更多资产证明，最多为6个月的PITI的Reserve. |

一个房子值多少，除了没法量化的心理安慰以外，还有可以量化的部分。房子带来的收
入是每月省下来的房租，支出就是PITI(principal interest tax insurance)加维护（
time and money)。 因为 interest so far is fax deductible, 如果按照 3.6% 利率
，25% marginal income tax rate, 反税 3.6% * 0.25 = 0.9%, almost covered the
tax (1 to 1.1% here?) in the PITI. 因为 taxable value 很难说，有的地方比房价
低不少，可能比贷款额还低，有的又按照成交价，这里假定和贷款额差不多。如果有
HOA/门罗肉丝要额外算上。所以这里我们去掉 T 简称 PII.
一般买的房比租的要大/好些，所以支出部分很可能超过收入部分，超出部分作为心理
安慰的价格，如果能接受就买，不能就租。另外考虑买房可能commute 远，多出来的
time/gas 算在支出里面，最后比较收入和支出做决定。

第一个买的人明显是亏了，第二个买的人是赚了很多。
怎么避免买房子买成第一个亏的人呢？ 第二个人2006没出手，那时候可以卖

是中国人写的。不过我看到一篇长文，也是有关Chinglish的，但却是美国人写的，很
有意思。这篇长文的标题是Chinglish 2 English（从中式英语到标准英语），作者是
浙江大学的美国外教Chuck Allanson，内容则是Chuck在中国五年任教期间所听到、所
看到的各种Chinglish说法。
比如Chuck第一次来中国，下飞机后，负责接待他的东北某大学英语系陈老师说：
您刚到，我们吃点饭吧。我们要点Chinese dumpling（饺子）和Chinese beancurd（豆
腐），您看可以吗？Chuck以前从未听说过这两种东西，但出于好奇，就说可以，结果
饭菜端上来一看，原来就是ravioli（饺子，来自意大利语）和tofu（豆腐，来自日语
）。Chuck当时心里暗想，这两种东西，国际上早已经有通用的说法（ravioli和tofu）

Why Do I Hate Asian People?
Not hate, but dislike as a whole.
Let me try to clear up my opinions- I dislike people who are racist, sexist,
have hate against gay/lesbians,etc.
I am more liberal than conservative, and have pity for the Illegal Aliens
coming into this country, and understand why they do so.
I go to a good school, which has a majority of asians, and I have many asian
friends, whom I truly like and wouldn't wish the worst upon.
