我LD去年因为我换工作中间有两周的gap,就把全家医疗保险从12/1转到她公司，又从12
/16转到我新公司。她们的pay period 是11/23-12/6，12/7-12/20，按小秘的说法，她
要付4周的保费而不是两周因为我们保的两周横跨两个paycheck。感觉很不合理，别的
车险啥的都prorate的。请问这个有什么规定吗？

到roth IRA，这是所谓的prorating，对吧？那如果我等到2014年再contribute post-

之前在版上询问，可以使用5000 treaty。但是有人说需要prorate到九个月内。
这种说法有根据吗？我没有查到相关条文。还是说common sense不需要专门规定？

预付， 到4月底30号。我如果找到房子可以提前十几天或者几天搬走， 我可以要求房
东prorate房租么？还是说，提前搬走可以，但是房东不会返还任何房租？

看了一下HUD，有几项：
Local tax prorations: 7-20-11 to 12-31-11: 104.29
County tax prorations : 7-20-11 to 12-31-11: 294.27
School tax prorations: 7-20-11 to 6-30-12 : 2980.55
这是不是说去年卖主把税都交了，然后我在付closing cost的时候把去年剩下的钱
prorated给卖主了？

了收到税表的时候了， 很多朋友有些问题，我在这里顺便给大家解答一下。如果还有

1. 我买的是新房， 收到的税表是按照房屋实际价值，不是地的价值， 正常吗？
这也是挺正常。 最后税表上对房屋的评估是跟据你何时CLOSE有关的。 一般来讲如果
你CLOSE在4月之间，这也是大多数COUNTY做APPRAISAL 的时间， 那你的APPRAISAL价格
就会是房子真正的价格， 反之就会是地的价格。 当然，这个不是唯一和绝对的标准。
每个COUNTY的规定是不一样的。
2. 我的税单上的价钱和我CLOSING时候PRORATE的价钱不一致， 我可以向SELLER要差额
吗？
这个要根据你当初签的合同来定。 通常来讲， 无论你是买新房还是旧房， 如果你实

入职到年底是3个月, 当时我拿不定这个5%是prorated的还是就是无论什么时候入职都
按全年收入的5%match. 我假设是前者但是看不到公司有明文规定, 联系管理401k的又
说不清楚, 于是email去问putnam的人, 一来二去, 那边的回复也是说没有看到policy
有说是prorated还是全年的, 暗示可以是全年的. 如果是prorated的我投入$1500, 但
是既然是match全年的, 那么我放够$6000. 今年前段时间看了下, 后面的$4500没有
match, 当时就打了个电话去问putnam, putnam跟公司联系说是按prorated算. 晕, 我
说你们那个rep当时不懂不要误导人, 他们说不好意思现在没有办法补救. 虽然钱不多,
但是就觉得很不爽, 有点被忽悠的感觉. 我现在怎么办, 想到的是跟公司说, 但是公

发帖数: 483 | 29 事情是这样的：目前租住的的房子，当初协议为一年，期满后，房东（其实是中介）说
费用不变，转为月租，按月付费，别的条款还和以前一样。这样就又住了1年。
然后房东突然在2015年9月9日，发手机短信说房租涨25%，你9月份房租美元没有全额支
付，要在三日之内付清，否则要告上法庭之类的。我说你先把书面涨房租的通知寄过来
，我收到后再说，同时查了下加州这边的租房法规，涨幅>10%需要至少提前60天通知。
我9月14日收到房东的挂号的涨房租通知信。按本地法规，11月15日新的房租才能生效
，所以11月份以前前的房租还按以前的费率，11月份按prorated rate。
在这期间和房东有几次email往来，对方威胁说，从9月5日起房租就按新的费率计算，
要补齐9月和10月的房租，11月我寄的房租支票要退回的，还要收每月的late fee，而
且每次都是限期几天内付清。我一直强调：书面涨房租通知是9月14日收到，新的费率
最早只能在11月15日生效，因此我不欠你一分钱。
租约期间，所有房租都按时交清；按prorated rate计算的11月份的房租支票，也被房

产税是根据地价来的。去年底我们交了大概两千块的税。
seller应该返给我们从一月到五月底的税，但是返的时候少了一百多。我们写信去问，
对方说我们的计算方法是不对的，我们是这么算： 2000/365*天数。
下面是他们的回信：

Since the building was not yet added to the tax roll, the proration amount
