道理上讲,无非是两条-- highest and best. 也就是,一是价格,二是条件.但实际操作,

我一个客人,看到了一个房子,非常喜欢,志在必得.由于这是一个短卖,我们又不想下太
高的OFFER, 于是,我们在房子上市当天,下了一个比报价高$1000块的合约.
然后,我就开始运作.先查一查,卖方代理和我们公司任何人有没有过交道.可惜,没有.

I contacted a closing company and they sent me a draft HUD-1. They didn't
ask for my ratified contract, but they listed on the HuD-1 some amount paid
by seller and some amount paid by buyer. I don't know how they decided who
pays which. |

另一个突然不喜欢了，一个offer低，被拒了），两个ratified了（一个后来觉得厨房
不好，地点也偏，找个inspection理由拒了，还一个inspection后绝对要修补的东西太
多，也不想继续了）。

那就凑和了... 差多了, 没那么多DOWN PAYMENT, 当然贷不下来...
合同RATIFIED之后, 理论上BUYER只有两次机会再去看房子. 一次是做HOME
INSPECTION, 另一次是在过户之前的FINAL WALK-THROUGH. 其它时间, SELLER都可以
拒绝你去看房子. 如果没有HOME INSPECTION CONTINGENCY, SELLER完全可以合理合法
的不让BUYER在HOA有效的期间内检查房子.
很多人在合同RATIFIED之后, 觉得可以随意再去看房子, 那是不对的. 是SELLER没和
BUYER叫真儿. |

才寄出check，他们６月14号ratify的。
２） 合同上有一取消日期，是５月３１号，但根据６月14才ratify的，该日期根本不
合理，使我们无法取消合同。

New Start: Russia warns US Senate over nuclear treaty
Russia has warned US lawmakers that any change to the new nuclear arms
disarmament treaty between the two countries could destroy the pact.
