我的agent说一般银行都会附上这一条,我不知道是不是这样?(第一次bid REO,没经
验~~)
查了county的估价,现在是32万,realestate上给的范围是27-36万,zillow上给的是
33万(我一直不太相信zillow的)。
感觉银行有点强硬,貌似不接受就选下一个offer,agent说这房子肯定估价肯定不低,
我们怕太菜了,被忽悠~~~

从很大程度上,我比较痛恨这种坏Agent。
与Auto Dealer 打过交道的人,可都感觉都不舒服吧。
其实RealEstate Agent比他们尤甚:一辆车一般就二、三万,可一幢房子动则几十万。

Manhatten, Santa Monica or Palo Alto.
Even in posh Beverly Hills, medium house price is about 1.2 million.

Ok.. He's a very detailed guy, 10+ years of expereince dealing with
realestate cases in NYS. But here is the disclosure, he's also my cousin. So
take what I said with a grain of salt and see for yourself. I have
personally used him twice for buying before (I paid his regular rate, no
relative discount) and was very happy.

了很多。不懂这个HR怎么设计的。其它的软件好像都没有让填第5项的。

我们最近也遇到这种情况。你那个叫buyer’s attorney,银行那个叫lender’s
attorney,两个人工作基本是重合的。但如果做no point no closing cost的贷款,
lender若指定律师是必须用的,因为title等都和那个律师连在一起,不用就拿不到优
惠。在这种情况下,buyer’s agent就是多双眼睛,再帮着看看文件什么的,用的话自
己再多付五六百。最后我们就没用,直接就和lender’s attorney打交道。

什么cash offer.
把国内那一套拿过来,不过当他们意识到之后,估计就是房市崩溃的时候。
举个例子,一个中国富豪两年前在加洲买了百万豪宅,现在想卖掉,但是想cover
realestate agent ,地税的费用之后有点利润,现在还是卖不掉,如果考虑地税还有装
修其他的费用,都是亏的,
见过几个这样子的国内来买房的人,他们拿北京上海的房子价钱和这边的比,说这边房
子便宜,我觉得他们应该拿中国的好区和美国这边的好区比,感觉他们也聪明不了多少。
