最近买了个新condo,里面已经有房客了。 买前找了人检查,说这房子质量不错,就
是一个leak的问题。 房客说以前修理都只是刷外墙,我们要求builder找了水管工,
打开天花板,修了几个小时。 我们也是看了修理过程,觉得还行就过户了。而且看了
这篇文章知道leak是常见问题不只是老中condo而已。

现在过户一个多月又leak了。 我们现在还在warranty内但因为已经过户,基本上没法
威慑builder了。 请问大家有没有类似问题? 这种问题是不是永远修不好? 怎么

纽约买房子是caveat emptor, buyers beware,只要是能买方能检查出来的都不是卖方
责任,除非是闹鬼之类白天看一两次看不出来的隐性隐患,倒是有法律规定卖方必须make
disclosure,但是上限是500元. 大部分卖家嫌麻烦就白给500块算了,所以,最多卖方赔
你500元,当然双方如果同意的情况下让价多少都有可能. 你咨询的律师根本就不懂.

我们7/15 看到的房子, 110 万, 价格比平常低5 万左右 (因为是遗产)。 直接找
SELLER AGENT 下面的人写的OFFER。
写OFFER 的时候我的AGENT 确认房东是在医院去世的。我明确告诉AGENT如果房东去世
在家了, 我不要买的。
7/22 双方进入合同。10天inspection contigency, 14天loan contigency.
7/24 我的AGENT 发EMAIL告诉我房东。 2 年半前去世在房子里的。
现在, 我们想退出, 可是也不想再去花钱做Inspection, 以Inspection 的结果来作
为退出的理由。
我的问题是:
(1) 我们可以以房东去世在房子里作为理由退出吗?, 如果不行
(2) 7/15 我们有拿到SELLER 做的Inspection, 里面说Foundation 有重大CRACK。
我们可以一这个作为退出的理由吗?
Seller 可能会说, 你出OFFER 以前已经看到这个report 了得呀
(3) 可能很难以LOAN contigency 为理由退出, 因为我的realestate

一般realestate网站没有这个功能的,通常是给出附近的几所学校,但是学校分区和距
离没有直接关系,距离近未必是所属学校。

从你讲述的情况看,你可能没必要付额外的钱。如果合同里没提additional guest要多
交钱的话,你可以认为是不要额外交钱的。房东现在要加钱,算更改合约,需要你同意
。你不同意,他不能加。房东可以在合同过期后和你另签合同来加租,但他们是不能在
合同有效期前因你不交额外的钱赶你们走。
哪怕合同里提了additional guest要交额外的钱,这些条款按联邦法律也可能被认定为
歧视家庭而无效。不过这个也是具体情况具体分析。
只要你的租住情况符合联邦和州法律,比如没有超过一个卧室居住人口的上限,人均居
住面积超过下限,法律应该是站在你这边的。一个需要注意的地方:合同上是把这两个
房间做为Two bedrooms租的呢,还是作为One bedroom unit租的呢?
你具体该怎么做,还要看更多合同细节和其他情况。如果是学生的话,建议咨询各校提
供的免费律师。

By hour 是肯定可以。this is an exmaple.
没有成交就拿钱应该可以,参见若干网站LIST to MLS FOR A FEE。
法律规定是佣金只能给LICENSED BROKER, 没有说如果不是佣金,LICENSE BROKER 不
能收别的钱。比如你帮人CLEAN HOUSE, 做了STAGING,难道只是因为你是BROKER,这
个钱不是COMMISSION,你就不能收了吗? 一个最基本的EXAMPLE就是,很多STAGER 都
是LICENSED AGENT, 他们不都是房子没卖掉就先拿钱吗? STAGING可以没有STATE
license的。
