我的case是list agent是他家的。Offer, PS, HUD 上都写得很清楚,5%的commission
一半归他们,一半归buyer agent,不是他们realty的。但是房子close以后,他们拒不
支付一半给真正的buyer agent,网上buyer agent的地方也写的他们realty的另外一个

1. pre-forclosure的房子难道是不能卖的?必须等银行auction或者owned以后才卖?
2。是否必须是realty trac上的agent才能帮助交易pre-forclosure的房子?

价钱也好,这个房子只在它们手
上,所以我不能从别的地方租到。
但是yelp上已经查到了它们很恶劣:

恶行包括广告不符实,或者到了跟你见面看房子的时候就说这房子的价钱不是那个价,
或者签约的时候临时变换条款等等。

二是我们的buyer agent讲好会给我们一部分rebate,所以对方不给commission,我们
也有所损失。
三是从没想到遇到这么无耻的agent 和 realty,文件上都写得明白清楚,她怎么就可
以拒不承认,不付commission,close以后随意给我们换buyer agent。 |

一、offer是我的buyer agent下的,当时和她签了disclosure的;
二、PS和HUD上都写清楚了5%commission有一半付给我的buyer agent的realty。
最后的listed buyer agent没有和我们签过任何东西,只是签合同的时候给我们发过一
个PS的电子版(那是seller agent要他发的,应该是seller agent的工作),其他没有
任何交集。

The listing commission is 3% for the seller with full service. If the seller

11%) at Patch of Land. 7 loans were paid off early and 8 was not due yet.
So far so good.
However recently I feel the quality of the loan is not as good as before and
the rate is also lower (only 8% or 10%).
I signed up at some other sites: realty mogul, realty shares,
Fundrise. They offer both loan and equity. All of them are VC backed sites.

丧失抵押房产赎回权登记服务机构 Realty Track公司发布数据称,今年上半年将近52.
8万个美国家庭遭放贷机构没收住房;按这一速度,美国家庭今年失去住房的数量可能
超过去年的90多万套。
总部位于加利福尼亚州的Realty Track公司高级副总裁里克·沙尔嘎说,“这将史无前
例”;历史平均水平显示,贷方每年没收10万套住房。
一方面,延迟还款和进入丧失抵押房产赎回权程序的业主新增速度放缓,因为放贷机构
允许拖欠还款的业主在抵押房屋里住更长时间。另一方面,放贷机构开始加快没收已经
丧失抵押房产赎回权房屋的速度,以清理账目中积压房产。
Realty Track公司数据显示,今年1月到6月,大约170万户家庭收到与丧失抵押房产赎
回权相关的通知,即每78户家庭中就有一户收到这种通知。
如果失业率继续高企、住房抵押贷款资助项目失败、经济增速不足以支撑房屋销售,美
国今年下半年就可能迎来新一轮丧失抵押房产赎回权浪潮。 |

要看你住在什么地方了,有的地方中国人也不少的,象Boulder,Highland
Ranch一带。版聚也挺好,认识新人,不过也不能抱太大的期望,有可能住
的比较远,有可能玩得不一样,也有可能性格不和等等,都不一定有合适的。
不过常出来聚聚肯定找到朋友的几率更大是真的。

一位买家在网上浏览了许多挂牌信息后,一套合作公寓吸引了她的目光。她看了第
一页介绍,就喜欢上了这套公寓:她对房子的位置、厨房里的砖砌墙面和房产价格都很
满意。
一切看起来都很完美。但是在她联系了卖方经纪人后,发现这套房子已经有人租下
或卖掉了。
作为补偿,经纪人给买家看了另一套公寓,并且信誓旦旦地承诺,它跟第一套房子
没什么区别。但是买家很快就失望地意识到,这套房子跟她一开始挑中的那套相比,连
边都沾不上。她感觉自己被广告骗了,第一套房子可能一开始就不存在。
“当然,这种情况时有发生,这是一种诱购陷阱,”在苏富比国际地产(Sotheby’
