创历史纪录；这一数字今年预计将持续增长。
丢房浪潮
美国RealtyTrac公司14日发布报告说，2009年接到丧失抵押房产赎回权通知的美国
家庭数量比2008年增加21％。每45户家庭中就有一家接到类似通知，包括丧失抵押房产
赎回权通知、房产拍卖日程和银行没收房产通知等。
遏制抵押房产赎回权丧失浪潮是美国房地产市场止跌企稳和实体经济复苏重要一步
。丧失赎回权的抵押房产通常大比例折价出售，带动周围房产价格下跌。
丧失抵押房产赎回权和房价下跌致使地方政府相关税收减少，拖累地方经济。虽然

according to industry sources. RealtyTrac, an online foreclosure sale site,
will release its monthly numbers on Thursday, but sources there confirm the
number of repossessions will come in just shy of 100,000 for the month.
That is the highest since the site began tracking in 2005. July's
repossession number was the second highest on record. The last highest was
93,777 in May of 2010.

自2007年夏天美国次贷危机集中爆发后，美国就有成千上万低收入家庭失去被指“超前

家庭房屋售价上涨，显示美国房市正由谷底翻身，渐趋稳定。财务分析公司Fiserv也预
期，各地房市将于今年夏季末，开始止跌回升，未来五年内平均房价每年回涨4%。
显示房市看好的另一讯息是房贷金融业巨擘「房利美」(Fannie Mae)9日公布的新
财报，也看到第一季转亏为盈，获利27亿元。这是「房利美」2008年次级房贷危机被联
邦接管后的首度获利。
专家指出，就业市场改善与房贷利率屡创新低带动房市买气，上市屋存量减少也使
部分房市出现供不应求现象。此外，愈来愈多银行允许溺水屋主短售(short sale)而非

But foreclosures are expected to pick up in the months ahead. An estimated 1 million foreclosure actions that should have taken place this year will now happen in 2012, according to Daren Blomquist, director of marketing and communications with Irvine, Calif.-based RealtyTrac.
