that big pharma's own R&D department hasn't been efficient in developing new
drugs these years. they put lots of recourses into it, but very few
blockbusters come out of their product lines. the recent mega level layoff
is an indication that many of them don't have anything big in their

事事替你着想？房子租出去几年也就糟塌得差不多了，再卖又是一样痛苦一回。而且2k
得房贷不低，加上空置维修地产税，打平都勉强。
Walkaway其实没那么恐怖，房贷本来就是抵押保险，不付了银行把房子收回去了事。如
果你们州是none-recourse mortgage而且没有refi过，没有第二个mortgage，那么法律
保障银行不能go after你其他财产。退一步说，你们孩子的名字不在房子title上，银
行也没有孩子的ssn，所以对孩子没事儿，对你们自己来说也就是信用问题，7年内不能
借贷，入境什么的肯定没问题，最坏就是以后跟你磨着要帐，你人都不在美国呆了，有
啥可顾虑的？
最后忍不住说一句，你家娃多可爱啊，看你帖子也是很顾娃，有啥不可调和的矛盾不能

process。
如果是recourse mortgage，假设你们还欠银行260k，walk away了，银行把你们房子
foreclose，一年后卖了230k，理论上它可以sue你跟你要那不足的30k，不过你人都不
在美国了估计
也不能把你怎样。
如果不是急着走，short sale倒是一个选择，因为最后的卖价是银行同意的，没有日后
的顾虑，而且
file short sale之后就不必付mortgage了。还有就是自己卖卖看，毕竟你们差的不多
，自己卖可
能比银行卖能多卖些，可是现在这个市场，多长时间能卖掉也是个问题。
如果实在急着要走，那就只能walk away了，房子就是这个坏处，便现难。 |

的只有房子，银行不能对你的任何其他财产动脑筋，所以房子毁了，foreclose就可以
了。
不过加州有些地方地价远远超过房价，所以就算房子毁了，地皮只要还在（没有沉入海
底），假设地皮还值钱，银行还是可以搞回不少钱， |

我也算过，同样的房子，现在出去租，要1800最起码，我贷款一个月还2500加地税400
，减去税务优惠大概有900吧，每个月房子上要花2000块，其中还的本金40万，按照30
年算，每个月还了差不多1100吧，那其实花费才900，比外面租房子还是便宜了900块，
所以我觉得这个房价还是偏低，应该还有上涨空间，或者说现在房租市场定价不正常，
但房租从来都是只涨不跌啊

at will, ie.双方可以任意时间，随意解除landlord tenancy关系。
如果你要解决的是“气不过”：找个collection agency，哪怕out of pocket自己花点
钱雇他们都可以，弄个讨债，把对方SSN报上去，然后对方信用记录上加一笔，这样的
影响深远。如果对方海外学成归国，那你这样做效果有限。
如果你要解决的是“损失弥补”：只能告他们。理由是：也许，是说也许，你的租约是
违反规定的，也就是说不合法出租，但是除非那个规定“出租许可”的法律明确说：如
果你没许可就出租，那么你在法律上就没有任何recourse，除非那个法律specifically
这么说。你至少可以：
1) 承认合同无效，但可以claim unjustified enrichment.就是说对方由于在你这里住
，得到了好处，那么这个好处要吐出来，注意：这个只是对方得到的好处，而不是你损
