我们只讲了3%左右就签了合同。中间讲价的过程就颇为费劲了，而且被告知游泳池需要
RESURFACE，FIREPLACE不能用。现在我们请了INSPECTION，发现了一些大大小小的问题
For example, no smoke detector in the bedrooms, air conditioner tapes need
to be renewed, no gutter, etc.
但是卖家是什么也不修，一分钱也不讲。怎么才能让价钱讲下来呢？ |

有花边的地方也打磨不好,很费工
最好是resurfacing,换柜门
非要漆的话最好是oil based + oil based poly
买不到就用water base paint 配 water based poly
因为橱柜经常擦,有poly会好些
你如果不在乎有一点突起的木纹的话,用100gride 砂纸大概打磨一下就行了,目的是确
保新漆可以挂的住. 估计要刷两层漆. poly 不要刷太厚
这个可以自己做,反正不会出错,就是体力活. |

这破旧老房的维修更新成本太高：重排电线；改灯从墙上到天花板中央;几乎所有灯都

盆；除壁纸、拆旧柜子、补裂缝、换角线; 所有的门锁折页五金件都是锈迹斑驳，完全
古董级的那种，都要换掉;连厕所居然还有个门(另个门连浴室)直接对外，四处漏风其
玻璃窗是分开的实际只是纱窗，这冬天上厕所不得冻晕; 墙漆、打磨地板(车库上面铺
复合地板);重做fence;院子里草坪重做;等等等等。原想一万买家具家电，一万简单装
修，看这架势是根本挡不住，眼泪哗哗的。真是有些不满意冷静期的inspection，问改
这些灯麻烦不，告知拉根线就行了，根本没替我们检查电线是否需要重排这些大开销，
也不知道做fence会不会很贵。华人做的inspection还是太随意，根本不严谨，唉,没经
验啊，若是直接买比这贵出四五万的房，位置更好，装修钱也出来了还省时省力直接入
住。所以奉劝买破旧老房的同学一定要事先把帐算好，我起先估计会很难，还是没想到

科医生，给我推荐了2种procedure: 一个叫laser resurfacing（用激光溶化皮下组织
）, 另一个叫infini(好像是插入很多小针到皮下传热刺激胶原蛋白生长)。
医生建议这两个手术都做，配合治疗，前者做3次，后者做2次。一次$750, 所以5次下
来总共大概4000的样子。另外推荐了一瓶$200的药膏给我，说可以淡化疤痕颜色。
请问有没有熟悉这两种手术的，这里想请教一下：
1。真的两种手术都需要吗？只做一种如何？
2。价钱算合理吗？
3。每种手术效果如何？有没有什么后果，后遗症？
过几天还会去看医生，想这里先听听第三方意见，免得被忽悠，浪费钱做了不需要的手
