区的情况不一样。我觉得楼主还是要多问问本地的实际情况才考虑怎样的策略比较好。
不过有一点肯定是和listing agent要保持很好的关系，这一点不一定要通过dual
agent来实现。我们这个地方因为short sale非常多，在我的价格范围内我想要的小区
就没有regular sale，所以agent不存在不带你看short sale的情况，她们也有一些策
略如何和listing agent打交道，这些就是经验和专业了。现在有些listing agent还会
专门雇一个negotiator处理short sale和贷款银行打交道。时局如此，很多情况都会相
应变化。
另外我们这里是seller接受你的offer以后递给银行，银行通过了这个short sale以后
才需要给title押金，所以我当时递了三个short sale的offer，都在同一条街上。。。
。有个房子是listing agent把所有offer都递给银行，另外两家是只递最好的。最好的
本来就不一定是钱最多的，在任何一种情况下都是 |

我不熟悉short sale或者sheriff sale，请教各位，sheriff sale的数是不是就是银行
能接受的最低限？我给的offer应该足够高，即使加上agent的commission和closing
cost。比list pirce低大概6%。在这种情况下的short sale和其他的情况有什么不同？

between, namely "Shadow Inventory" （影子库存）

有办法隐瞒收入，要不然，房主如果有收入，且不按时缴纳放贷，是很难让银行批复房
屋short sale的。
在房主提交short sale申请之后，银行批复时间取决于房屋主人的经济状况（应该是银
行对房屋主人的经济状况调查）以及贷款额度。如果房屋主人经济状况确实不行，且贷
款额度不是很大（也就是只涉及一家银行贷款），那么银行批复short sale速度正常情
况下还是比较快的，差不多一个月左右就有消息。
short sale房屋的出价，应该是listing price下浮5％～10％，当然，这可能取决于所
在地区，不能一概而论。银行批复的short sale销售价格，会在银行评估后给出，通常
listing agent知道银行批复的价格。只要买家出的价格，跟银行批复的价格接近，基
本上就成交了。
为了可以第一手获得银行和卖家的信息，最好直接跟listing agent打交道，而不是通
过所谓的buyer agent作为传话筒，耽误时间和精力。
