搞定，在你所有材料审核都通过就要过户的前几天，他们应该给你发HUD1让你提前复查
过户时的各项费用进出明细。要仔细读认真看，每一项都是钱啊。
我的settlement agent是我买房子的agent推荐的，和我的loan agent 也很熟悉，起初
他们给的价钱太高，我在别家公司做了quote就让他们给match了。........

1.Seller的意见---这个可以让buyer agent帮你跟他们check.
2.如果是贷款买房,要考虑多久可以拿到贷款---正常的买房子,一般3到4周就可以拿到
lender的final approval. |

-1，发现了这样两个事情：
1. Seller的支出有四笔，其中两笔是mortgage（两个不同银行），第三笔是给我们的
tax credit，第四笔是settlement fees（包括佣金等等）。这四笔全部加起来，就刚
刚好等于我们双方同意的最终成交价。我觉得不理解的是，看起来，Seller还了
mortgage，整个交易他们一分钱都没有落在自己腰包里。这种情况可能么？在别的网站
上提问过，有个房地产经纪回复说这事short sale的缘故。银行不允许Seller自己拿到
任何钱，因为银行已经是亏钱同意Seller出售这个房子了。不知道这个解释对不对？是
不是还有什么别的情况我们没有考虑到的？
2. 关于title policy。我们的代理说我们要拿到的是owner's policy，可是如果
Seller还欠mortgage，我们也不知道他和银行结清没有，怎么才能知道他们没有骗我们

， 各家title公司的区别比较大。如果是没费用贷款，这些费用贷款经纪都负责了。
title公司一般就有贷款经纪选了。
closing cost如果是在GFE里，这些费用是包括的。如果只是说closing 要 12000， 要
问清楚title相关的费用在不在里面。 |

balance transfer offer（包括citi, chase, discover, BOA),现在一年下来可能我的
debt是3万左右，LD的是1万多。信用分数由原来的750降到680，LD的降到650.准备回国
，估计两人收入几个月（不超过半年）就能还上。最近做了点研究，发
现好像可以用credit debt settlement,可能可以减掉很多。想问问兄弟姐妹们相关的
经验，是否有必要用这种服务，有啥利弊？考古了一下好像这种服务相当于破产，记录
保持7年，影响超过7年，我们短期内估计不会回美国了，要回也是孩子上高中以后。
