When tiling my upstairs bathroom floor, do I need cement board?
It is recommended, but it isn't wrong not to either.
At issue is how flexible the floor is. A properly supported wood floor with
a deflection limit of L/720 will support any type of flooring you can put
down. No floor is built with that stiffness it is nearly cement like. Normal
floors have a L/360 deflection limit, and that is a wood floor with a small
amount of give.

In my previous case, the upstairs neighbor had leak and the water penetrated
from the ceiling of my unit. We contacted the HOA president, who also
included the condo property management company. The HOA president went to
upper unit and investigated, and found out it's their HVAC unit leaking. The
HOA had the property management company repair the leak, redo the ceiling
of our unit, and blow dried the carpet. The HOA/property management company
then dealt with my neighbor for the payment. |

bathroom. Several floor tiles are cracked and the grout has chipped out of

tiles might not be enough because if the subfloor is not level, the new
tiles and grout will also crack. I need to get a floor guy out to take a
look at that and give me a repair estimate.

Usually I keep 67 at first floor, and only 63 second floor, for sleep only

昨天找个老中的师父看了一下， 拿个仪器屋里，屋外都没测到FREON漏。
测室外机压力、温度 60/32, 楼下的UNIT稍微好点， 他建议我两个全换掉。
这是他的报价：
2.5 ton American Standard 13 SEERs equipment (including gas furnace), $4200
total price. To go up to 3 ton (since this is for upstairs), add $150.
If 13 SEER not available, then for 14 SEERs. $4500 for 2.5 ton, and $4750
for 3 ton.
他说是FREON漏了， 我问他能不能查出来哪漏了， 是不是可以修。 他说查不出来，
我看他也没怎么查。
就是拼命鼓动我换机器，说 American Standard 是排名第一的牌子。

seller说是给修，结果就是找人看了一下，空调运转没问题，就说是修好了，当是我看
到A/C维修有receipt，说是修好了，我就信了。住了进来几天后，发现根本上空调还是
不能够良好制冷，在100F度下，设到70F，一楼只能降到76，二楼很热，估计是80多，
热得根本无法睡觉。seller 和agent一直说这房子空调没问题，这算是没有fully
disclosure，属于欺骗吗？ 另外维修其实就是检查了空调运作，报告说一切正常，根
本没修什么东西，但却告诉我空调修好了，这也是欺骗吧。今天，buyer agent派了个
人来检查空调，我说这空调在非常热的时候，根本降不下温度，尤其二楼特别热，检查
的人确认了空调运转正常，说这个房子的结构以及空调的能力，就是这样。但这些信息
我根本没有被告知。 换个空调要好几千呢，不是几百的事情，现在房子都close了，我
还能做些什么来保护自己的利益呢？ 实在不行，可以请律师告seller和agent吗？

furnace有俩个通风管子，一个楼上一个楼下。每个管子里面有个挡板，外面有个扳手
调整挡板方向，可以控制风的流量。冬天的时候楼上的管子多挡住一些，楼下的完全放
开，这样楼下的风强一些。
现在的问题是一楼没有风所以很冷。找了一个HVAC来看，他的诊断如下：
“Ductwork is compromised with upstair damper closed, there's very little
air downstairs and furnace overheated. Ductwork is pinched and restricted in
multiple areas. 4 ton unit but no zone control"
他建议整个重做，换个furnace+2-zone, 报价9000!
问题是这个房子10多年了一直没问题，新租客刚搬进去就出了这么个问题。有没有别的
办法？我觉着重做2-zone完全没必要。谢谢！ |

night by his ear while rocking him - the shushing has to be loud enough so
he can hear it over his cry), swaddling, also walking upstairs and
downstairs. Also try some sort of baby carrier if swaddling does not help..
My son was incredibly fussy in around week 5-6, but then all of a sudden
