3300sqft, 进门以后有门厅 with vaulted ceiling with stairs going upstairs
Model 2:
2900sqft, 进门以后没有门厅，直接就是living-dining-family rooms and kitchen all
with vaulted ceiling. 这样二楼损失不少面积。
进门以后没有门厅重要么? 外面看起来，是不是model 2 更好看一点?
Model 2 is 15K cheaper. |

(for first house), and like upstairs said, it's very likely they'll sell
during these 7 years.
ARM is not evil at all (unless you're sicheng), just like FIX is not ideal
either. you pay extra interest for some "confidence" (or "insurance"), which
actually you'll never need. |

recent sale同小区的都要贵一万五，怪不得卖了一年多还没卖出去。我们给了个offer
后得知，这家要short sale了，可气的是他们欠了银行的钱就是他们的底线，也就是还
是比正常价格贵一万多最少。
真的挺喜欢的，可能现在是淡季，房子不多，可是现存的就喜欢这个了。大家说值得因

heat pump for upstairs.
Air source heat pump COP will drop when the outside is very cold. I usually
suggest a closed loop (vertical) ground source heat pump unless you are in
Miami.

for energy efficient than for noise (large house will have circulation pump
). Insulate the drain line is purely for noise. It does work, you will not
hear upstairs people use their bathroom for example.

max temp and pressure (safety feature).
I am sure the valve to your upstair system is stuck shut (or the thermostat
can not open it by signal)

But if you only plan to replace the aging furnace, why replace the duct?

You need to check the temp difference (drop) after the unit has been running
for a while. If your second floor air supply vent is 70 degree and while
air return is 80. your first floor air supply is 60 degree and air return is
70 degree.

temp should be steady at 76. (at least the area near thermostat, upstairs
could be a few degree higher and basement could be a few degree cooler).

I think option 1 is probably the best out there. Do you really need a 90"
vanity? It's really huge. And I would move the bathroom door closer to the
closet. Some people like to keep the closet and bath close to each other
because they like to go take shower and then walk naked to the closet to get
