let's say you bought it with money from family, interest free. your monthly
expense will be HOA+Tax=733, you rent out one bedroom for $500, you got $233
. but you will be responsible for all the insurance, repairing, vacancy etc
averaging about $100/mth. your saving per month is less than $200 but get a
lot of headaches. property tax can be write off on tax but your income is
too low to benefit from it. |

$1K per month rent, assume 10% vacancy (when the existing tenant moves out
and the new tenant moves it), that's $900/month.
The management fee is usually 10% of the rent, that leaves you $800.
Then the property tax is $250 per month, that leaves you $550.
So your maximal return is $550X12/$169K=3.9%. Something you could get with a
long-term CD. But replacing it with rental property, you have to add so

我还以为是个deal，就接受了（也没敢狠狠还价）。
可是2%的房子，也就是20万的房子出租4k？我们这里美东纽约附近，1小时内到曼哈顿
，连1%的都很难找啊。我看到理论上能达到1%的都是multi family了。
我的理解是，2%的房子，一般是单价特别低，房租也不高，所以房东别的exp比重很大
（比如utility这种）。4万的房子，800的房租，水暖可能和1600的房子是一样的都要
200，但是占现金流的比例就差一倍了？
单套unit 10万的房子能租到2000的话，未免...
也就是100万的房子要租2万...
另外我不太明白50% rule：

以上，在你计算年收入。你可以注意观察一个典型的学区房子的LISTING TIME ,
PENDING TIME ，这样你也就大概估计出空房时间了。
3）管理：通常是同一地区的出租房，便于管理。外地必须使用PROPERTY MANAGER
COMPANY, 费用高，大部分还有乱收费的问题。
4）若LZ是一个HANDYMAN , 这样对出租方有很低帮助。
请LZ先花些时间作调查，不要盲目购入，现在是房价的最高峰值。 |

么地步呢，我去看的一家有vacancy的，装修还没完，墙皮还露着，孩子都招进去了，
地上有钉子，旁边一班就是1-2岁的刚回跑的，老师看到钉子就一脚踢一边完事，连捡
都不捡。
这里很多daycare的老师都特别胖，来了就往摇椅上一坐，不动了。而且很明显歧视亚
裔，别的白人，老莫的孩子都还可以，尤其偏心白人的小男孩，看了几家，大都如此。
我们是lg在家工作又带了3个月，然后我爸妈轮流又来了，到快一岁半带回国了，呆半
年回来。
相比较而言，我们家附近国内那家幼儿园简直是太好了 |

。在里面就是Infants班，Infant班和 preschooler班之间没有完全隔开，有个可以随
意开关的到膝盖的小门。我在那里跟Ｉｎｆａｎｔ的老师聊天的时候，几个
preschooler 都跑到了infant这边来玩。 １个老师５个ｉｎｆａｎｔｓ, 最大可以
到2岁半。老师聊起来觉得挺 nice, 但她手里作手工的明晃晃的剪刀把我吓着了，我的
奶奶哟，她去给一个孩子换尿布的时候，那剪刀就明晃晃的放在小矮桌上，我脑子里按
捺不住的回放一个镜头：1岁半的小孩跑过去拿起剪刀，朝6个月的小孩戳过去... 现在
我脑子里还是那明晃晃剪刀。。。
＃２：唯一一家没有电视的，最安静的。Ｉｎｆａｎｔ班是到１８个月。但是整个
Daycare 就在一个大房间里，横向稍微分割了一下，纵向一通到底，所以大孩子们完全
可以窜到小婴儿的地盘上。今年1月刚被现在的Owner买下来，估计重新装修了一下，环
