cities, the price appreciation is limited because of the high vacancy rate.

walking distance to a great mall - very high sales per square feetage.
I have seen retailers come and go pretty quickly. The mall will not and have
not lowered its rent. Only large chain stores can survive. Most inviditual
retailers are out.
For street retail or neighborhood ones, much worse. Lots of vacancy started
last year.
I believe AMZN will keep high growth. The customer loyalty is pretty high.

commercial REIT是很强的板块。
1. retail reit非常强。retailers强，retail reit能不强吗？看SPG
2. apartment reit巨强。买房子买不起，经济稍微好了，租总租得起吧。apartment
rent和vacancy一直都进步
3. Hotel reit一直都有进步。leverage也松动了很多。所以很多负债很厉害的hotel
reit,restructure成功，所以可以喘一口气了。

area. Counting on average 1.5 month vacancy, and 1.2% tax rate, the income
is only 4.67%, which is almost the same as the 30 yr mortgage rate, not to
mention the maintenance fee.
Sometime people will ask for 2200 or more in craigslist, but the renter
always negotiate a couple of hundreds down.
The only way I see people in Boston making money off rent are those that

not lexington or Weston. it's a real project - actually, you can buy the
house less than 350k. as to the vacancy rate, you can control it by renting
it to long term renters (there are so many out there) as long as the school
is on the top. also tax can be reduced after you bought the house. the
best interest rate I see is 3.5% for 7 yr arm. don't use 30yr fixed unless
you want to hold it for 30 yrs. remember single house is a very unique

absence, reimburse of tuition/cont' education, etc. Well, I won't count too much on that, particularly for a large company.
On another hand, if a position is ok to be vacancy for a month without
impacting the business, the position should be eliminated or converted to contract. |
