it got better but I was still afraid of engine blowing up on highway. |

流通发散掉
现在好多像EFIS system
一类（前两天说的stucoo就是其中一种）如果不正确量使用vapor barrier 很容易把潮气
堵在外墙cavity 里，日久生酶。。。
最简单的比方：以前拿篮子罩剩饭， 放在空气流通不太热的地方能放个两三天， 现在用

见我设计好了的治理计划因为一两个傻人说错了话而流产，只好出来了。上次我做
vapor intrusion的时候是２年多前在exxon mobile research center了。美国是个法
律很完善但同时又有很多法律空子的社会。我们客户的律师亲自起草的＂进入协议书＂
充分地体现了这一点。协议书说任何因为我们采样而导致的后果于本公司无关，后果包
括有可能导致房屋地基的有害挥发性气体进入室内，甚至可能因为要治理污染物而需要
推倒现有建筑也与本公司无关. 一个普通的房主看了这份＂进入协议书＂肯定心理大叫
一声我靠。我要给你进来采样了要是样本真验出东西来我的房子还不得完蛋？个别精明
点的去问律师，一般非环境专业的律师也不会让房主签这份协议。至少我后来和几个答
应让我么采样的房主那听来是这样的。其实如果你不签我们客户就真正的达到目的了。
因为污染源是我们客户的，我们作为他们雇佣的环境公司，自然没理由负责。但如果房
主拒绝让我们进去，并且签了＂拒绝进入书＂也就等于放弃了免费知道有无有害物质在

从阁楼看，是沿着烟囱周围留下来的，谁一直往下，到一楼天花板。
另一个烟囱是里面漏，漏到壁炉里面，延伸到地下室。地下室水是黑色的，所以知道是
烟囱里出来的。这个壁炉是半面石头墙的样子，怀疑也是烟囱跟屋顶接触的地方密封不
好，进来以后渗透石头缝隙了。

这个mold不算什么。建议铺vapor barrier，就是你说的那个"塑料cover"。保持通风，
干燥。这个是保持房子结构的最好的办法。
剩下的那点mold，不是对人体有害的那种black mold。所以，自己搞搞好了。（当然如
果我做home inspection，我也会对客人说请专业的人清理。都是走走形式）

时不能到水泥。结果现在到现场，我给吓倒了。主卧以及车库那边一半的地基没了纵向
的tendon，堆在前院，满地都是，vapor barrier也弄破了一些。另一边甚至把最靠近
地面的form木板给拆了，rebar也拆了不少。
我们这里很热，他们估计都一早干活，反正我早上去都没有碰到过工人，奇怪啊。现在
工地一片狼及，车库前面的木板干脆都拆掉了。。。

decade or so. There's no reason not to. Cellulose is a better insulator, it
also provides air sealing ability. If you insulate with cellulose, you don't
need vapor barrier, again saves money. It's estimated that using cellulose
will make your energy bill about 20% less than if you use fiberglass. It's
cheaper than fiber glass, and it's green.

I built a box with foam boards, and cover the vent for summer and winter.
Alternatively, you can seal the vent with film and tape.
If that big vent is not sealed, what could happen is, the harder your fan
works, the more air it sucks from the upper floor. Once the warm air into
the colder attic, the vapor in it condenses quickly and increases the
humidify in attic. |

inspector说现在没有发现积水，但是无法肯定这个水痕是何种原因造成的。有没有朋
友能帮忙看一下这个水痕的大概原因？是一次性的还是多次累积的？多谢大家帮忙了。 |

昨天又看上另一个房子，１９９９年建的，seller 说 craw space 漏水，上星期刚刚
找 contractor 在 craw space 里挖了 trench，安装了 sump pump 和 vapor barrier
，而且在漏水一侧的院子里加了 drainage，把 gutter 流下的水引到外面，一共花了
４０００多。 seller 出示了 contractor 的 invoice。 另外 sellor 说 contractor
认为 craw space 里目前为止没有 mold 的问题。 sellor 是房子的 first owner。
不知道这样处理了是不是就彻底解决了这个漏水问题了呢？ 如果漏水，是不是已经漏
了１３年了？ 怎么会没有 mold 的问题呢？ 是应该放弃这个房子，还是要求降些价，
该降多少呢？
