发帖数: 302 | 1 I want to replace my 2nd floor bedroom's carpet with laminate floor. The
problem is the wood sub-floor is not flat. The biggest drop is > 1/4 inch
over 1 ft gap. This is new construction. I have no idea if this is too much,
i.e., bad construction maybe?
Does any expert on the forum have any suggestion on how to fix this before
actually laying the laminate floor? The manufacture's spec is 1/16 inch over
40 inch distance.

attic被hallway分成两半，卧室上方的有入口，厨房上的那半边attic没有入口无法检

另外crawl space有点积水，inspector说对进场下雨的地方来讲这不算什么问题，说是

发帖数: 2347 | 5 没戏，你需要把墙拆开，然后补回去。进阁楼向下打孔，这个位置一般很难找。
另外因为是外墙，需要把insulation掏出来，补回去，做vapor barrier, 别让他胡闹
了，找个专家研究一下是正道。 |

有没有明显的锈蚀痕迹?
屋顶是什么材料? 什么时候安装的?
如果是新屋顶, 是全新重装? 还是迭加在原本的屋顶上?
如果是旧屋顶, 看起来状况如何有没有长青苔? 有没有瓦片不见?
室内有没有漏水痕迹?
有没有地下室? 还是crawl space
有地下室, 地下室有没有装修? 有没有漏水? 有没有怪味? 有没有sump pump?
是crawl space, 有没有积水? 有没有装vapor barrier?
房子周边的地势如何? 有没有大树, 大水沟, 水塘?
阁楼里面有没有去看, 有看的话, 有没有看到屋顶的状况如何?
整个房子的气味如何? 有没有怪味?
价钱方面, 人家开价四十万, 你要出三十万 买的到吗?
镇里面的税金多少, 房子的估价多少? 这些都是重点.
楼主你起先担心的问题, 都是小问题,

不觉得是什么低档的装修, 不过是在豪宅区相对比较之下弱了一点,

今天又仔细看了下，主要是个relocation property assessment（11年底做的）
，屋主转给relocation company之前，修了一些小地方，比如门前的walk，通了下sink
，deck nail牢固了一下，support posts加了一些nail。其他structure，roof,
electrical，heating system都没有什么问题。rodon, termite也都检查过，没有的。
楼主提到这房子是steel siding, 外面的状况如何?
assessment提到状态是acceptable，我们去看的时候，也没有看到明显的rust。
有没有明显的锈蚀痕迹?
屋顶是什么材料? 什么时候安装的?
asphalt shingle，assessment里提到有lift的痕迹，要求屋主做home
inspection，inspection report说是very good condition，11年底的时候，

insulation inside. However it's very likely crawlspace issue are caused bad
drainage outside the house.
I used to have a water puddle in crawlspace during rain season... and got a
big quote from crawlspace contractor.
Later I solved it by gutter pipes and French drain, after tons of online

COIL和ODU年龄虽然比较新,但是你的ODU在完全没有R22的情况下不知道运行了多久,其
造成的损害是无法估量的. COMPRESSOR的冷却靠VAPOR LINE R22 RETURN,润滑靠R22
CARRYING MINERAL OIL,现在你两者都没了,我可以负责地告诉你你的COMPRESSOR已经
BURNT OUT了,这就是为什么你说ODU声音较大,且忽大忽小.说到这里我实在是为一些无
良CONTRACTOR和不负责前房主所不齿,你说人跟人差别怎么恁大捏? 这两部分还那么年
轻,实在是可惜鸟!
我强烈不建议你保留ODU而只换COIL,严重的是换好COIL马上系统就罢工,轻者1-2年后又
要换ODU.
讨论价格没有意义,各个LOCAL MARKET CONDITION和你家INSTALLATION难度都不一样,没
法比的.你只有在当地货比三家.我唯一要提醒你的是该技师可以背叛他的公司,同样也

所以要给我们修。这个home warranty包。
另外，technician说建议给我们upgrade一些东西。说了一些什么R22，什么过期之类的
，我没有听懂。后来让他发了下面具体的清单和quote。我们对
这个毫无概念。我们的空调十年旧了。这些都需要换吗？这个价格合适吗？

有用特殊水泥糊上就不得而知了。看造价很可能是没有。根除Mold很费钱费力的，很难
相信前卖主会下这个功夫。建议你搬进去一年之内再请Specialist来处理。住一个有
Mold的房子是极其危险的。 |

dricore做underfloor，然后上面钉hardwood floor，或者用Elastilon Self Adhesive
Underlayment，homedepot 都有买，一尺在1.5-2之间。 |

保不保证 air-impermeable ridge foam insulation,(Unvented Attic)
一般厂商都是有 full warranty 的,
承包商说得没错, 把屋顶封死了, 就不用做通风设施了,
但是要记得, 不要在阁楼地板装隔水层 ( vapor retardor),
楼上同学不用紧张, 这种不透气的spary foam 喷在roof deck 底下,
隔水隔热, 没有透气长霉的问题, 这是buidling code 核准的,
阁楼就变成多一间房间可以使用.
这个东西不是把阁楼封死, 而是把roof deck 封死,
然后阁楼变成房子生活空间的一部分, 所以不能在阁楼地板装隔水层,
这个东西理论上不错, 但是很贵呀,
各位不用相信我, 自己看政府报告吧,

which also acts as the vapor barrier. Even with those kind of glues, you
need to spread it even without leaving any empty spot. |

there are two types of filaments, PLA is a corn-based material, the vapor is
not harmful; ABS plastic is harder but the smoke is carcinogenic if breath

，不好的地方就是房子condition很一般，as is condition，装修估计要花一些钱，但
是楼上是独立的一房一厅一厕带厨房和独立的出口，所以可以整个租出去。一楼2个房
间，没有地下室。
另外一个很纠结的地方就是房子是crawl space的地基，而且有些积水和青苔，卖家找
了contractor做评估，预计如果要做全套vapor barrier以及抽水设备和dehumidifier
等等的话共要1万6。
我们的感觉是如果做了全套下来可以彻底解决crawl space的问题的话我们可以考虑，
但是唯一担心的是以后还有后续问题，比如发霉和虫子老鼠什么的，就很麻烦了。有没
有朋友有类似的经验可以给我们一些意见的呢？先多谢了！ |

the problems. If you don't have indoor coil frozen (need to confirm this),
and the ODU frost is on the vapor line/service valve (thicker copper tubing)
, the refrigerant level has not dropped too dramatically. Refill it and
watch to see how long it lasts before failing again. The solution is to find
where the leaks are then repair/replace that section.
