最近帮一个客户看房子，房子是出租了的，有租客。现在租约里面有个字眼，买主不舒
服，估计是卖主签lease的时候疏忽了。现在想咨询一下意见。 再次感谢！
原文是
“Except as prohibited by law, this agreement maybe terminated by either
party after service upon the other a written 30 day notice of termination of
tenancy. Any holding over thereafter shall result in Resident being liable
to Owner for "rental damage" at this fair value of $100 a day.
这个条款是不是说只要房客愿意付100一天就可以无限住下去不能涨房租？ 这个条款签
订的时候，100是很多钱，但是现在已经不足租金了。请问这个有无破解方案？
