vs 15-yr 0.625%
vs 5/1 ARM (still 30-yr term) 1.375%
i did a calculation comparing 30-yr vs 5/1 ARM--savings on the first 5-yr
roughly offset "losses" on the second 5-yr assuming rates go up ~2%. if it'
s not for "peace of mind", 5/1 ARM is better than 30-yr fx. risk is if
rates sky rocketed... :p

many things could change. it could become a rental--in that case, borrowing
cost would be higher (refi or cash-out) and a low fixed rate taken out when
it was still owner-occupied could become an advantage. :p
rates are so low and doesn't matter which program you go, it can't be wrong.
although to some peace of mind is their paramount concern.

最popular,rate也最好。10年的贷款也有,rate比15年的低一些,应该也低不了太多
