-- 2.75%, no points, no ocsts, No Impound.
We can close the loan easily with PF within 20-30 days.

LTV < 75%, -- 5/1 ARM--2.625% (impound) or 2.75% (no impound), no points, no
costs.
LTV < 80% --- 15-year fixed--3.125% (impound) or 3.25% (no impound), no
points, no costs.
The lender is PF,so there are following restrictions:
1) single family house--if it is Townhouse, has to fit the single family
house code;
2) US citizen or Greencard holder;
3) Without any unpermitted construction in your house, such as bathroom,
storage room, etc;
4) If your current loan is already with PF, Funding to funding has to be
over 6 months.
如果你符合以上条件, PF 非常好做, 20-30天close 一个loan 对我们来说是小菜。
我们 YTD (4/16/2012) 已经funding 了 over $120 million, 正在funding 和
underwriting的 至少还有 $60Million。 我有4个一流Processor高手在做PF,我给每个
高手都配有 assistant, underwriter 看到我们的loan 就眉开眼笑, 因为我们已经
破译了 PF的所有机关。
我在这里还给大家吃如下定心丸:
1) 如果 我们 offer 的利息做不下来, Appraisal fee ($435) -- 100% 返还;
2) 如果突然丢工作做不成贷款--精算子100% 返还 appraisal fee ($435)--
人有旦夕祸福, 谁都有个困难的时候;

做Wells Fargo, 很轻松, 4.0% 和 3.99% 其实就基本没太大区别, 听起来好听而已
。上过Suntrust
的大当, 所以 送你一句忠告。
除非非做 7/1 --才送Suntrust, 他们的利息不比 PF 差, 还不需要 impound.
