考虑买一套房子给爸妈住,非出租,问题1:是否qualify second home?需要如何证明?
family income:
base ~ 307K /yr, 25.6K /mo
bonus in current company, last year ~ 30K /yr, previous year ~25K, but from
different company
RSU ~ 220K /yr, already vesting, schedule is monthly (应该需要一定比例RSU计
算DTI,否则DTI恐怕达不到45%)
现有房子payment: 6440 PI, 1630 TI (~ 8.1K PITI).
如果只考虑Base, 45% DTI只有11.5K, 只余下3.4K,应该是不够的。因此需要能
qualify bonus and/or RSU.
准备看800-900K TH,Down payment up to 50%,但是能贷多少就贷多少,外加至少
350K reserve(2 years).
