续11个月上涨；市场观察机构核心逻辑（Corelogic）说，2月也将出现同样的上涨趋势。

据《今日美国》报道，西部各州领先，全美大多数地方房价都在上涨。只有特拉华和伊
利诺伊2州房价比一年前稍微下滑，降幅分别为0.1%和0.4%。
核心逻辑经济学家弗莱明（Mark Fleming）说，冬天是典型的房地产市场淡季，房价却
强劲增长。房地产市场将以坚实步伐进入春天的销售旺季。
房价上涨最快的州大都是房地产市场泡沫破灭时期遭受打击最严重的地区。那些市场也
都因为法拍屋减少和需求大增，可供销售的房屋存量快速下降。
今年1月，22个州房价比一年前上涨6%以上。其中亚利桑那猛增20%，内华达上升17.4%
，爱达荷上升15%，加州上升14.1%。房价上涨较快的各州还包括密西根、西弗吉尼亚、
佛蒙特、弗吉尼亚和南卡罗来纳。
核心逻辑说，2月房价也将比一年前上升9.7%，但比1月下降0.3%，主要是因为冬季下滑
的季节性因素。
多项房价调查都称房价强劲上涨。其中标普上周报告，标普/凯斯-席勒房价指数显示去
年上涨7.3%。
去年房价上涨之后，14个州和首都华盛顿房价距离以前的最高峰只有10%；其中南达科
他和首都华盛顿已经达到以前的最高峰；北达科他、内布拉斯加、俄克拉荷马、爱荷华
、阿肯色和阿拉斯加距离以前的高峰也只有4%。
堪萨斯、肯塔基、纽约、佛蒙特、得克萨斯、科罗拉多和路易斯安那都距离过去的高峰
不到10%。
上述各州房价在下滑时期没有降低太多，或者本地经济强劲--多数是能源或农业为主--
因此维持房价不坠。
相比之下，房价大涨各州情况相反。即使最近一直上涨，亚利桑那房价距离以前的高峰
期还有39%，内华达比以前的高峰价格低出52%，佛罗里达也低出43%。 |

financial crisis的部分损失补回来。可能会上15000点，已经超过小范围的周线调控

built. sold again 1.2 mil in 2004 to a RE developer, but he lost his company
and eventually his house in 2010. took a long time to get through the
foreclosure process.

pay check, after day care, student loan, car loan, rent payment, smart phone
bill/Cable phone bill, they don't have much money left.
Once they lost their job, it's over.
I just had someone lost his job, I allowed him to break the lease and stay
in my unit free for one month. and also return his security deposit right
away. Now he is moving into the basement of his in-law. Very sad.
