Iwas in the same boat before.其实以前就听人说了Maria Tang 的老公不好,我当
时还想是Maria Tang做,应该没有什么关系。结果半途丢给她老公了。再后来一个小事
情他没搞定,贷款黄了,看好的房子都快买不成了。火速换了一家broker,利率费用差
不多,贷款很快搞定了,但是还是因为前面贷款拖延了两三周,搞得原定的closing
date无法实现,有些连带损失赔给seller。还白交大半个月的利息。找个能力好的
broker还是重要的。

We have locked our rate 45 days before closing date at 4.5% for 30year fix.
Now the rate has dropped to 4.25% for 30years fix. There are still three
weeks before closing. Should we ask our load officer to relock our rate?

同样的income,30year 可以贷的数目比7 year arm 多。银行用来计算7 year arm的的
贷款数目,不是按照头7年fix的那个rate,而是另外一个rate,这个可能比30year fix
的rate高。

30年贷款,利率要高一些,所以每个月的cashflow相对宽松一些,但没有相像得那么多
尤其在信用历史不长的情况下,30年的利率不能按最优利率算,但15年可以是最优的
因为银行在审查15年的mortgage的时候,不太像30year 那样care信用分数
此外,
国内很多工薪6,7年就把房贷还完的,15年就算长的,30年根本没有
和国内那些人比起来,楼主才叫省吃勤俭
国内工薪阶层的医保\养老相当便宜。霉国工薪阶层的医保贵。楼主的point是这个

The best outcome is china compromise here with trump - agree to change
regime in NK and give up the nuclear in NK. Ideally get someone listening to
Beijing installed as head of NK. Trump get to boast curtailing nuclear

Currently the pricing of risk is twisted by FDR: the risk is measured by the
cost of debt. Currently lower than 5% 30year mortage is insane. Only FDR
and 2F is willing to buy(subsidize) them. I do not believe FDR will win this
war by twisting the risk-pricing. It could make things worse---it deters
price money to entering the market: remember WB loaned to GS and GE with 10%
interests rate AND call option. Cash/capital holder is demanding yield for
risk. Let's wait and see who win out.

it is not for investment for sure.
I will probably reloacte to HK from US in a few years.
Definitely I will not buy any real state in HK now.
But I need to stay somewhere so Shenzhen will be ideal as it is my hometown.
40K RMB * 170 m2 = 6.8M RMB
Plus 30year interests it will be likely around 30k rmb per month for morgage
and 1.5M RMB for downpayment.
I am just a bit hesitant but I like the apartment very much.

You may consider retirement target mutual fund in vanguard.
It is simple and low cost, recently the min of these funds drop to 1000
dollars.
Or another one is VGSTX, 30% of bonds, 70% of stocks, it is a fund of funds.
But min is also 1k.
I invested both by the way.
VGSTX has some good funds which are closed to new investor.
If you believe your age is about the percent of your bond, you may consider
this.
When I started, I chose this since this is the only one has 1k min.

Re-fi的closing cost很高啊,并且几个月后的rate应该不会比现在更低
如果你现在真的是"no closing cost",那么你不用付application fee, appraisal
fee之类的,你完全可以另外找一家银行/broker再作一次mortgage, closing cost大概
一两千,0 point,30year fix拿个4.75% or 4.875%,lock for 60 days,还能一次
free flow down。
不过会比较伤人品,第一个弄mortgage的人会很生气,虽然你没有任何责任。

跟trick有什么关系??!!
一个正常的conventional mortgage program而已。
LZ:前七年,你的每个月的payment是按照30year的term算,但是rate相较于30年fixed
会低不少。从第八年开始,你的rate开始浮动,参照的数据一般是WSJ的index为基准,
以今天为例,假如说今天是你的mortgage的第八年的第一天,那index是1.207%,一般
margin是2.25%,5/2/5的program,意味你的rate会浮动最高到6.207%,最低就不定
了。从第九年开始,每次浮动的最大值不能超过2%,也就是说rate最高可能浮动到8.
207%。然后,之后每年都会浮动,life of loan的时间内,最好rate可以浮动到index
+5%+5%。
一般来说,如果你有意在七年内卖房子,或者是refinance到fixed mortgage,那这个
program不错。如果,你每年都有大笔收入或者存款一次还本金,那可以做多次的ARM,
每次可以付一部分本金,总体来说还是比较划算。
如果没有上述条件,最好还是不要做ARM,毕竟越到利息变

time free flow down. the rate for conforming was usually quarter percent
lower with this mortgage company
I am in NJ, the rates i got from local mortgage company via zillow are 0~1/8
percent lower than wells fargo

本来准备选30year fixed啦,比较安全。结果agent说今天5year ARM conforming的利
率特别低,只有3.875,我就被诱降了。还要多交5%downpay好拿到conforming的rate。
还在犹豫中。。。。
