，就跑到town 里去查 permit, 发现4个bath 算是有plumbing permit, OK. 然后就傻
乎乎地跑到 Assessor office, 问可不可以将 assessment data 改成4个bath, staff
说可以，但是要涨 value, 每个 bath 1.5-2 万，我想了想还是要改。后来被告知房子
明年会基本按照买价的 95% 算 assessment value, 那么 assessment value会从 51万
涨到65万左右。 我心里一惊，吓坏了，这哪了得。 算下来 12.77X 65 万 /1000 = $
8300/年， 比以前多了1800/年. 每个月多了 $150.
我就随便查了一下 Lexington的一个房子的税， 那个房子比这个小一半， assessment
57万，但是要交 15.2X57万/1000 = $8900 的税。而且这个房子是烧油的，冬天据说
是每个月600-800 的油取暖的费用。

value可以有很大区别。造成这个的主要原因是如果房子没有交易，那么每年
assessment上涨就有个限制。比如2%。如果这个房子是很久以前买的，一直没有买卖，
那么assessment就可能远低于目前市场价的assessment。
一旦房子买卖，上涨的限制就没有了，assessment会直接跳到目前市场价的assessment。
如果是这个原因造成你和你邻居assessment不一样，appeal是不会成功的。 |
