在哪里能查到？ 看到大部分房子的lisitng price和assessment value都比较接近，但

My understanding is, if the house price in market increases, the owner pays
no more than 2% increase in house value for property tax.
While when the house price in market declines, like what happened after 2007
, many owners asked county assessor to "revalue" the house in order to pay
less property tax. Under this situation, does the CURRENT county assessed
value reflect market price? I notice some assessed value was actually done
on 01/01/2010.

by law, prop assessed value (AV) supposed to be reflective of "mkt condition
", not necessarily the "mkt price" (MP). MP could go up 20% a yr like in
the hay days but AV is limited by 2%. If you own your house long enough, AV
is most likely NOT reflective of the mkt--usually lower. it's to the owner'
s advantage.
vice versa, in a 20% declining yr, AV will not drop 20% a yr. it has to
catch up on the gains before being offset by the decline. When the decline

300K的那个land还稍微小一点, 就算land的部分，300K的那个被assessed的value是157K，而另外一个是134K... 房子外观用料都一模一样，里面不清楚其中一家。。。
这种情况, 去和township dispute有机会么?

对里边几个东西搞不懂，market value, actual assessed value, transitional
assessed value, 不知道交地税的是凭哪个value?
而且我看这个数字都偏低，价值只有现在目前市价的1/10， 比若说，在notice列出来
的都只有$40k左右，但是现在挂出来的市价大概是$450k左右，搞不懂notice的数字怎
么来的。
但是估算的租金倒是没有差那么多，只差了$500左右，也搞不清这个rent是如何推算出
来的？
而且若买下这个租的房子的话，那时候交税时按照$450k左右算，还是按照$40k左右算？

身就很高，所以每年的property tax都很高。
今年正好是新的评估Assessment value的时候，鉴于现在的市场情况，这个会不会降下

房子去年买的，是小区里最便宜的房子，因为面积最小，户型不好。
这样的房子小区里很少，去年只成交了两套。
我的是先成交的，之后几个月另一户成交。当时房价下降，按另一户的成交价（是正常
成交的），我的房价降了将近10%。所以后来refi差点没做下来，后来argue几次，还是
按原价appraisel了。
可是今年的assessed value是按我的成交价的1.02%算的。我看了一下comp,没有算进那
唯一一户和我的一样的房子。有三个comp，都是小区里正常的房子，本来价格就比我的
高了15%-20%。所以即使当时房价下降，它们的成交价也远比我的高。
说的有点罗嗦，不好意思。我其实就是想问，这种情况下是不是就没什么法子appeal了

说是根据2011年的sales定的，可是有的家涨的几千而已，有些还降了
town怎么定各家的asessed value啊?可以argue的吧。

少了10%。请问这种情况怎么办？
心里郁闷的是按大sqft出的价，将来卖却要按小sqft。而且这个数字在town的网站上作
为preliminary report出现，还没作为正式assessment记录上去，也就是说银行的
appraisaler还看不到更新，估价会按以前的面积计算比较。
我合同上现在只有mortgage contingency，如果觉得太亏有没办法退出或讲价呢？面积
小了是不是一定对resale有影响？ |

年的，而且 Assessment 和房子成交价不挂钩，虽然你可以拿房子成交价和
appraisal report 为证据去上诉。
我们这里，不要求出庭开听证会，只要求 Review 的上诉基本没戏，你一封上诉信寄
去，County 那边拖几个月再给你回一封信，Assessment Value 一分钱没变。。。 |

7月份入住，最近收到HOA的一封信，上办年condo粉刷有assessment fee, 原订每户$
1200, 这笔钱seller已经付了。但最后有额外的工作超了预算，现在要每户加收第二笔
$500 assessment fee， due date 12/1/16. 原通知的时间是5/31, 在close date之前
, 但显然seller没付，所以现在又来找我了。大家说说这笔费用是否应该我付？还是应
该找seller？ |

“I have reviewed your claim for the special assessment on the above
captioned property.
It appears the assessment happened in the gap period between when we ordered
the status letter from the association and your closing.
We will be taking care of this for you and I will get a check out today to
the association.”
谢谢建议，买房owner title insurance看来还是有用的。 |

。结果被驳回，说没有绿卡就要交6%的税。这是对的么？难道所有拿到绿卡之前都要交
6%的税？不能作为legal resident of South Carolina？

140 receipt, i-797。我以前面过其他公司都没这个经历，10年面过AKAMAI SAN JOSE
也没要。
不知道是不是什么新政策？ |

我家女娃，是10月上旬生日，当初也踌躇这事儿。后来都约好了要做assessment，又决
定放弃了。因为发现我们上的蒙校有certfied K, 上完后我们可以直接转学到公立小学
一年级。小学不再查年龄了，只要孩子通过正常的入学测试。
去年秋天我们顺利转入一年级，一切正常。
我是扯后腿的妈，当初蒙校老师让我娃参加gifted/STEM school的考试，我都没让参加
。觉得学校太远，孩子太累。。。 |

some new Special Assessment Agency tax added and it's pretty high, about 6%
of my total property tax, e.g SJ Sewer SANI/STORM, SCVWD CLN SAFE CRKS, etc.
The most ironic item is SJ Library ASSMT fee included, but indeed our
community library hours get cut off.
This is ridiculously. The property value is going down but the property tax

我儿子现在周岁 3岁8个月（虚岁5岁），在preschool上学，平时我们叫他名字不会搭
理，一定要叫很多次才有反应（确认没有听力问题），在学校也很难跟其他小朋友玩到
一会儿，但是机械记忆能力很好，三字经，唱歌，讲故事都没什么问题。 我们自己在
网上做了autism的screening，说是high risk on autism.
现在我们想先给他做一个Autism的assessment， 由于他只会讲中文， 最好是会讲中文
的医生。 另外我也已经申请了school district的special education assessment, 那
个问题不大。 |

是48.3万。
去年12月底assessor给我们来了一封信， 叫我们给他们打电话。
我们1月份给他们打电话。 他们就跟我说我们的房子sale price太低了。 他们的估价
是56万。 要我们补交一些tax。 然后等了一个月。 2月初给我们寄了一封信。 就是
Notice ofSupplemental Assessment。
上面写的就是这个。
Base value of this year: $560,000
Taxable value on roll: $483,000
Amount of this supplemental Assessment: $77,000
是不是这就是说把我们税基给重新设置到了560k？非常感谢。 |

county大部分是按30%（land), 70% (improvement)来分布Assessed Value， 所以，你
的 Improvement也涨了。
然而， 从accounting 的book value view， 民用住宅的 Improvement value是按每年
27.5分之一递减。

过7个月的时间. (Q-bank expires till Feb-06-2017, CCS expires till Feb-16-
2017). Self-Assessment form 一直都没有激活. 当初买了一年的时间，今天知道
step 3已经pass了，所以题库不需要了. 题库转让后会reset清零,不影响使用....

assess the back pressure ulcer dressing on a palliative care pt. She looks
so fragile.
BTW, I have to admit that I have no confidence with my skills on head to toe
assessment.
Afraid to fail clinicals, so got to do more homework.
